New bathrooms and kitchen

I'm in the fortunate position where I can do some work to my house.
It's a standard four bed detached. I can knock through and make a small kitchen and dining room (with an old tired kitchen) into a kitchen diner. I can replace dated bathrooms with new. Nothing is really wrong with the kitchens/ bathroom other than an update is needed. Any estate agents out there to tell me if that'll add value to my home or not?

It's not generally worth doing to sell, if that's what you are asking.

However if they are tired now, and you are planning to stay for 5 years or so, you'd get the benefit of having what you like for that period. If you were to sell after 5 years or so your current old and tired kitchen will probably be even more old and tired, in which case a 5 year old kitchen is likely to be an easier sell than a really knackered one.

You aren't usually going to add sufficient value with a new kitchen and bathroom to make it worth the expense and hassle of doing it just to sell though. The only exception is if the current kitchen or bathroom are in such a bad state (i.e. completely non functional) as to make the house unmortgageable.
