Side Extension cost

Hi all, would really appreciate your help in getting a rough idea of how much a side extension costs these days? We’re looking for a Single story extension for our kitchen.
We’re based in Thurrock Essex 10min from Lakeside

I’ve attached a floor plan of what we would like.

Architects have quoted just under 2k for drawings
Now I want to know actual building costs.

Our builders started today!
We're not far from you (Havering). Prices are high - the often quoted £2-2.5k/m² is not accurate for current prices in the SE.

We're paying £40k exc. vat for a small 7m² side return infill to plaster finish, plus some extra internal works (removing a chimney breast, moving boiler, putting up a stud wall, labour only for small bathroom). New kitchen units, bathroom suite, flooring etc will be on top. We are having some costlier options (reclaimed stocks, pitched slate roof) but even a basic build with a flat roof would have been £30k+.

Link doesn't work for me either. We are in NW and prices have and are continuing to increase dramatically. Building materials up another 15% this April on average and labour is expensive. DP is an electrician and is so busy, as is everyone else he knows.

No worries. Our architect price was similar, there was extra for a structural engineer and planning application - all came to about £3.3k in total.

We started the process back in September last year, got planning approval in November, took a while to get quotes due to covid but we chose our builder in January & luckily didn't have to wait too long.

I'm also 7 months pregnant so hoping we can get the knockthrough & worst of the dusty jobs done before baby arrives Grin we certainly won't have the kitchen fitted by then though!

Thanks, that works @AAsare33 - are you planning to rip out the existing kitchen and create a new one in the larger space? Are you removing that back dining room wall? If not, based on previous experience, turning that existing rear window into a doorway would be much cheaper. It's really hard to say how much it'll cost without knowing what level of finish you want. I'd say at least £30k total.

I can see your plan now - it looks v similar to what we are doing, although we already have a small extension off the back of the kitchen which has a bathroom (which we are keeping).

@sarahb083 Yes we are planning to rip out the existing kitchen and probably relocate it further back and and move the dinning room towards the front. not planning to open up the lounge and dinning room wall. I'll need the architect to give us some floor plan options as I'm struggling to visualize end product.
Moderate finish e.g. Howdens kitchen, tilled floor, island or wrap around with breakfast nook, integrated appliances and underfloor heating. We would like to add a small WC if we can but that would be if our budget allowed it.

@AwkwardPaws27 Congrats on your news, I'm a mum and DD is 3 so it's never a dull day lol.
I'll follow your Instagram account as would love to see your progress.

@AAsare33 have you had quotes in now? Looking at something similar and was hoping £30k would be enough…builder has said I don’t need an architect (unless I want one) as he’s happy to work from the structural engineer drawings.

We're in Surrey, and are currently getting quotes for a side extension to start later this year. It's different to yours as it's the whole length of the property (8m), but is only 2m wide, so a total of 16m2. Quotes have in at 70K low end up to over £100K. That includes all costs (VAT, moving gas meter (payable to the network) kitchen, utility and cloakroom supply and fitting and tiled flooring). So close to 5k psm at the cheapest end. To be fair, our build includes almost all kitchen/bathroom rooms, plus we have an awkward site, so that will bump the price up.

We also paid £2k architect, £750 structural engineer, a couple of hundred for planning and are budgeting about £1k for building regs.

Thank you - I shouldn’t have anything too complicated. I could fit the kitchen myself (well my Dad did theirs a few years ago so more me assisting my dad!) and I’m not adverse to some painting or tiling so hoping I’ve got options to manage the budget.

Wow, so £15k per sqm without kitchen or flooring! Is it a particularly complex build?

Sorry - back wall is pushing out 2.5m along the back of the house - which is 5m wide.

then a long side extension 1.6m by 5m.

Ours is a rear extension, single storey. Currently working out at £2.5k per square metre plus VAT, with kitchen, flooring, loo/sink and everything else on top. That was the middle quote. We’re in the SE.

For a 19 square metre extension and some limited internal remodelling - it’s structurally as simple as you can get - our quotes were from £51k to £86k before VAT and extras.
