Do you need pp to put up a stud wall in a garage.

I want to make a utility out of party of a double garage. We are making other renovations and will be submitting for planning permission. Likely to include a window in the garage / skylight.

However it would really help to get on and separate the rooms. How allowed is it?

Phone your council and ask them directly. They should be able to give you a theoretical answer at this stage.

You will need building regs for all the work you've outlined including the skylight.

Thanks, I know I could call the council.
I am sure howver that this is a commonly asked question, so I am wondering if anyone knows themselves what is likely to be the deal here.

Round here, you absolutely would need PP as it is removing a parking space.
However from previous threads here, it seems like it's not a consistent requirement across the country. You need to speak to someone local.

We have just done garage conversion. wanted a study room at back with stud wall. Council said no as there wasn't direct escape in event of fire. Architect warned me they would say this.we were allowed a small bathroom at the back though!

You may not need PP but you might need building control. As others have said, rules are different in different places.

You wouldn't need pp in my area unless you are changing how the garage looks from the street. But call the council, because altough it is a common question the answer depends on where you live

My understanding is that an internal non load bearing stud wall will not require planning permission, google seems to confirm this. Building regs may need to be followed, and you may well need pp for a skylight, but that may fall under permitted development?

Planning is primarily for external changes to a building.

Hi there I am a town planner.

So you don't need planning permission to change the use of a garage into habitable space unless:

  • You are proposing external changes (i.e. changing a garage door into a window)
  • There is a planning condition on any historic planning permissions relating to the property which requires the garage to remain as a garage
  • The building is listed - it would then need listed building consent for any internal alterations

In all other scenarios, no matter what Council you fall within, you don't require planning permission.

Building regs will apply - plumbing, electrics, insulation, fire
Planning generally not required unless certain circumstances as described by @Charlottemh

We converted our garage into a playroom with window etc. and built a small utility room and didn't need PP, just a building warrant (we are in Scotland though so not sure if rules are different here).

If the garage was built as an extension and required PP, then you need to check that for any conditions restricting its use.
If the garage is part of the original house you need to check the original PP for the house (may be for a whole estate rather than your individual property) to check for restrictive conditions.

Such conditions were common from the 1970s onwards.

If it is part of an estate of similar properties, you could check the planning register on your Council website to see if there have been any similar applications on the estate for garage conversions. If there have been, then it is highly likely that you will need PP.
