Accepted offer 4th Aug - completed 31st March! So 8 months. Almost no chain!
It was an ordeal - were were selling an inherited property. We had probate - that was nothing to do with it. Ask down to the buyers and they buyer both having problems with money and securing mortgages - I was far too accommodating, patient and understanding - I should have stuck it back on the market after about 3 months.

14 weeks. No chain, searches came back quickly, the only delays were Christmas and slow replies to enquiries because the sellers solicitors were a bit slow.

@Thewayshetalks

After all the checks was done and pre contract info exchanged how long on average does it take to get a date to exchange contracts?
From memory once all the preliminary paperwork was done it took about a week for the chain to agree to exchange/completion dates as everyone was lining up when they could get a removal firms etc.

Although as I previously wrote our purchase took 13 weeks, I should say that if you asked the same question of our buyers they would report that their purchase took 7 months as we lost a house halfway through the process then kept getting outbid on properties until we secured our now home. Luckily our buyers were very patient!

4 weeks

May to November. No chain, cash purchase. Problem was boundary. Seller had "borrowed" some land from the next door property. Land Registry had to redraw the boundary

19 long weeks, with a small chain. Our vendors and theirs were both using Premier Property Lawyers who had a cyber attack and nothing progressed for two months. By the time we'd managed to convince them to appoint an alternative solicitor it was 3 days before Christmas and everything closed down. Offered on 21st October and it was January before the vendors actually managed to get anything in progress.

RedRobin100 · 05/04/2022 07:37

Nearly 6 months

RedRobin100 · 05/04/2022 07:38

To add - no chain either side, but a buyer that ordered multiple surveys very late in the game (which then through up some Damp), and Christmas in the middle
I was tearing my hair out by the end

Travellor · 05/04/2022 07:42

15 weeks; sold to FTB and bought an empty property. Longest delay was 5.5 weeks waiting for LA searches (and at the time they weren't the slowest)

RedRobin100 · 05/04/2022 07:42

Oh, and then on our purchase a title issue that needed indemnity, and then sellers solicitors went to ground
It really is one of the most stressful things you can do

sarah13xx · 05/04/2022 07:43

3 months but we wanted to wait until after Christmas

DublinDoris2000 · 05/04/2022 08:42

5.5 months. We were first time buyers purchasing an unoccupied house with no issues. Our solicitor was great, the vendor's solicitor was an eejit. Every single correspondence was delayed, multiple holidays, wouldn't return calls, insisted on everything via snail mail.
If we had known we would have put lots of pressure on from the start.
