Where do I search? Zoopla and Rightmove aren't showing anything.

For context, this is the house next door to my mother's house, identical in layout and footprint. We know it has been otm at some point in the last 2 years. We need to know roughly what it was marketed or sold for because we are in a position where we might need to sell to pay for care home fees, we're not just being casually nosey.

But the house prices now are unlikely to be representative of prices two years ago?

Curious that neither rightmove or zoopla are showing. Not sure where they get their info but tbh I assume it’s some sort of open registry so if they don’t know then it’s possible it’s not on there either.

Just Google the address. The sale history is usually listed under Rightmove or Zoopla. I’d account for a fair amount of growth though.

Would it be more accurate to ask an agent to value it, look at similar properties at todays selling price. Try Mouseprice or google the address and see what comes up.

There's a massive delay with the Land Registry so that's probably why it's not showing up on Zoopla or Rightmove.
Have a look on Google Street view - it may be recent and have an estate agents sign up or ask around the neighbours to see if they know which agent it was up with.

If it was sold recently there are delays updating at the land registry.

Otherwise, many properties don't get registered on rightmove/zoopla.

Your only option is to get EA valuations.

If you dig down within zoopla you should be able to see archived listings. Shows old estate agents particulars for sales and lettings.

If it actually sold then strange not showing on the top line of the portals. You could try searching the land registry website.

Nethouseprices website tends to show sold prices shortly after the Land Registry is updated.

Put your postcode into the website houseprices.io and it will give you an inflation adjusted prices for each house in the same postcode as a list. If you hover your mouse over a particular address, it will show you the stats for that house on the right of the screen.

This. If you search the address and zoopla you can find what an estimate for what each house is worth on Zoopla, but Zoopla also archives the listing (regardless of whether the house sold or not - presumably as long as it was listed on Zoopla). Rightmove will only show sold prices

Go to the Land Registry website and buy the title register for the house. Costs £3. That will have the purchase price paid by the current owners.

Unless it’s in the exact same condition it’s really irrelevant whay next door sold for a couple of years ago. Just get an agent to value it.

If it sold or was marketed by an agent in the last couple of years, bother Rightmove and Zoopla should have these details (assuming the agent put it on there, and the seller hasn't requested them to be removed. Land Registry will tell you only if it has been sold since 1995.

Zoopla
Go to the "house prices" section and either type in the road name (at which point the first part of postcode should come up), or type in the postcode.

Go down to the house number, and click on it. Below the section that says estimated sales value, there will be a second section called "sales price history" and a third section called "history on Zoopla". If sold price paid will be in section 2, and marketing price together with pictures and floor plan should be in section 3.

Rightmove
You need to go to the browser site (not the app), and go to the section for "sold house price data". Again put in either address or postcode, then navigate down to the house number. If it's been sold since 1995, you'll see the price paid, and the marketing material linked. If not, it won't be there.

Land Registry
You can go to their sold price data section, and type in the postcode or Road name to find out how much a sale in the past 15 years was for. However you won't get any data on price if it didn't sell, so only use this method if you know if definitely did sell.

Ask an estate agent to come and value it. Its irrelevant what the house next door was worth a few years ago.

What is the scenario with the care home fees?

It's worth checking both Zoopla and Rightmove, as sometimes one will be missing archived listing data but the other will (or have more entries or photos), and vice versa.
