Would this make you nervous?

Lend me your perspective please...

We are on buyer no.3, nearly six months into trying to flog our wretchedly unpopular house.

Home buyers survey done 6 weeks ago, presume fine.

EA just rang to ask if buyer plus (two different) contractors could come on Thursday and Friday.

Buyer 1 did something similar then pulled out when we wouldn't agree to an enormous discount on the agreed sale price a week before exchange.

Should I be concerned or am I worrying about nothing?

If they are just messing about, we would prefer to go to auction. Our house is a good auction house so may well go for something close to what we've agreed with these buyers, without all the pain and angst.

You're not going to lose anything by having contractors coming round, are you?

If they pull out, then you can go to auction.

Difficult to say without knowing what work needs doing - sounds like it's quite substantial? But I would let them come, they're more likely to back out if you're awkward and they can't price the work.

If you do go to auction, check your contract with your EA. I was unlucky enough to sell to the horrible buyer introduced by my EA at auction, and would have been liable for their commission fee as well. Luckily the Manager waived it.

I would allow the 2 visits but say to the EA that is the last you will allow until after Exchange

I have agreed to the visits but it makes me nervous because the first buyers waited ages after the builder's visit and timed it just before exchange.

The house is priced really fairly, the work that needs doing is obvious but in no way extensive.

Our circs are difficult right now and time is of the essence. We have squandered nearly six months on the sale and can't afford to loose any more time.

They might be upfront, solid buyers, just makes me nervous given past experience.

EA was really cagey about it too, and she has previously been open and friendly so that has made me worry.

So the buyer who you wanted to avoid, bought at auction and that would have made you liable for both sets of fees? Shit!

I hate the selling/buying process, it truly sucks.
