Getting house ready for market what to prioritise

I’ve seen a house we are going to view this week. We’re not on the market but the estate is coming to value ours. If we like the house then I want to go for it. I have two weeks off next week so what should I prioritise? I’m very minimalist anyway so clutter isn’t an issue. The garden needs tidying up and the conservatory roof is really dirty. The kitchen is only a year old but needs a coat of paint as we had some additional work done and the walls got a bit scuffed up. The oven really needs cleaning and DS’s en-suite really really needs deep cleaning!

Should I just prioritise the house being sparkly clean and worry about paint work/garden later.

We are not considering selling, but I wish my house was as good as yours.
Presumably the EA isn’t taking photos yet?
I would do the garden and touch up the walls, if I had time I would try to get someone in to clean the roof.
Mucky oven would be low down my list of priorities.
Good luck

The conservatory roof would put me off - so get someone in to clean that. Tidy up the garden. Paint kitchen. Oven low down.

Super clean the bathroom.

I'd start by curb appeal- so garden needs a tidy
Conservatory roof
DS's en-suite
Kitchen walls
then lastly the oven.

I don't recall looking inside ovens when we were looking to buy- but I'm sure people do.
I'd considering getting 1/2 people in to help but depends what you and your own family could do? If you like gardening, you do that and get someone to do the conservatory. If you like painting, get someone to do the garden etc.

For me, exactly the order that @MarmiteCoriander has specified.

Put out some fresh flowers too.

KeepAgnusSafe · 28/03/2022 11:28

We got to spend 10mins in the house we bought - first impressions was all we had to go by, unfortunately - in the end, it feels like we noticed very little!
The oven was so filthy when we moved in I demanded the vendor paid for a professional clean - but it was the least of the issues we uncovered!😩

I will definitely clean the oven at some point but maybe not prioritise for viewing! I’m not paying a professional as unfortunately the last two times I did this it broke the oven!

I loathe the conservatory but will get the roof cleaned asap. The front garden is looking good so will just tidy up the back. It’s fine just needs de wintering really.

I might make DH do the en-suite it’s shared by him and two teen boys I try not to go anywhere near it!

I like house plants and have some in all rooms so they will be a substitute for fresh flowers!

My advice is to spend a small amount on up to date accessories that you can take with you if you don't already have them.
I bought gorgeous cushions to enhance the living room.
I also bought green apples for the fruit bowl as they look fresh.
Good liquid soap in the bathroom and kitchen.
Little touches of luxury.

Tidy and clean it as a priority. If you have had any minor leaks paint over, but otherwise don't worry

SatinHeart · 28/03/2022 13:24

When is the EA coming round to value your house? I'd ask them what to prioritise. We had 3 EAs value our house and they all said don't bother touching up any of the internal paintwork (they all told us to paint our front door though!)

I'd clean the conservatory roof, definitely.

Also clean your windows inside and out, clear all your windowsills of clutter and remove any nets/voiles. Maximises light and people want to see out with minimal obstruction.
