Wooden Casement Windows

Has anyone had wooden double glazed casement windows recently? Interested in ballpark costs.
We are in process of buying a non listed cottage that needs new windows (white wooden casement not sash) throughout so trying to estimate likely costs. Although we aren’t obliged to use wood we do want to retain the character. House borders a conservation area and is a chocolate box thatch.

We got a quote for 65k recently for wooden cottage windows.
Ended up going with timberlook flush casements - we are really pleased with them.
Would have loved to have wooden but it was so out of our budget and the benefit of the timberlook is there is no ongoing maintenance like there is with wood.

£65k?! How many windows??? I have friends with an enormous listed barn and theirs were a mere £30k including loads of floor to ceiling ones.

I’m hoping we can do all windows and doors for £10k. There’s 3 small dormer windows and 5 not huge windows and 2 external doors. We might have to do it in stages though.

It’s quite a big property so 17 windows on the main house and then 3 on the annexe and three doors. When did your friends have theirs replaced? Cost of timber and Labour has gone up loads in recent times. We are also in the cotswolds which isn’t a cheap place to have things done anyway…

They had theirs done during Covid so pretty recent. Ours (if we complete!) is a small 3 bed cottage, so only 8 windows total and 3 of those are very small. We don’t have to get any approval though so we could cover it with upvc if we wanted (we wouldn’t).

I can see a few online that are ballpark £1k a window inc VAT which is what I’m aiming for but I don’t know until we can measure if they are weird size/shape etc which will put price up.

I’m in Rutland which isn’t especially cheap as it’s full of Londoners in second homes that get fleeced. But I’m not one of them Grin

I think we paid about 9k for two 5 panel bay windows and a flat two panel window (1920s house - just the windows at the front. Last summer in London. This included acoustic glass which was a bit more expensive.

This is the front to show window type. As I say small, but obviously that doesn’t necessarily mean cheaper.

I went with Timber Windows and was careful to make sure I ordered in their New Year sale. Very happy with the windows and they had been recommended to me by a lot of people - you have to budget for fitting as well.

£10K is probably optimistic but definitely go for sale prices, not standard.

OP, most window companies will give you a proper quote for this - at very least a ball park figure if you can give number and dimensions.

Better do that than have us guesstimate for you? :)

I don’t have any dimensions though yet that’s the point. We are just planning finances before we commit to purchase and can’t view the house again before exchange. I’m not expecting someone to tell me what mine will cost but an indication of what others have paid recently per window will help us estimate if ee can afford it.

It’s a financial stretch as a purchase and there’s a number of things that need addressing (not all immediately) so we don’t want to exchange if we can’t realistically do what is needed. Windows and doors don’t all need doing immediately but are up there with the “soon”.

Thatchers survey might trump windows yet though!

Sorry if I sounded obnoxious - not my intention! But can I ask why you can't view again before exchange?

If access/distance is an issue then you could call the EA in the morning and explain you need to cost the windows and ask them to visit and measure up for you? Our EA did this for us with measurements for a kitchen before it was under offer yet. The measurements weren't binding or anything but it helped us cost out a big spend - I see no reason why they couldn't do this for you and you could get a window company to give a much more accurate ball-park figure?

George Barnsdale make superb wooden windows and have approved companies who fit them. They worked out cheaper than Timber Windows January price, even though TW missed a window out on their quote.
