10M by 10.5M Garden for a 5Bed NewBuild

We are have reserved a 5bed property in Oxfordshire and the Garden size is 10.5M by 10M.

We are buying off plan and think the garden will be too small.

We have 3 kids (9, 7,4) and will need to get a trampoline in the Garden, We would also like to install a hot tub.

Is the Garden size too small for the house (2000sq feet) of £760k?
Will you buy a 5bed house with this Garden size outside of London.

It is also one of the smallest Gardens for that house type on the development.

We have been looking for ages so getting tired.

Ours is 10 x 12 in a 4 bed detached new build, I’d like it to be bigger but it’s not. There’s a slide/climbing frame but no trampoline, once we get the patio laid for a seating area we still want grassed area for the kids to play

Yes, OP, That would put me off. It is really small and presumably akso means there would be little privacy in your garden?

Mine is 14m2 for a detached 4/5 bed in a fairly urban area. I wouldn't want it any smaller but it's OK.

Yours is approx half this size...IMO that's too small.

Also I'm 5 mins away from a very big park. Without that nearby I wouldn't have accepted such a small garden myself

It sounds tiny in comparison to the house to me. It was one of the things that put us off New builds.... the claustrophobic feeling.

10m x 10.5m is 5x6 fence panels approx, which is completely normal for a new build (estate house built since the 80s) and bigger than lots of the current ones.

I'm presuming that's the back garden not the whole plot?
You'll be fine and there will certainly be room for both trampoline and hot tub.

So it's roughly 30' x 32'? Very small for that sized house.

That's tiny for any size house. It seems to be the norm with new builds though.

It's not completely unexpected for a new build. They are cheaper often as they usually have no character and a poorer garden. But you get more house so it's swings and roundabouts. No way anyone can 'need' a trampoline. Our garden is smaller than yours (70sqm). If it were larger we could have used the space for a hot tub and a trampoline. It doesn't feel like a large garden but our previous garden was smaller. Our house has 5 beds but it's extended and terrace so not the footprint of a large detached.

Personally I think you can fit both things in but you will end up with a garden that feels smaller though will still have plenty of space for sitting out in, drying washing.

10m x 10m is not a terrible size. I assume you are correct talking about metres rather than feet. Most trampolines are about 8 - 10ft in diameter, a hot tub less so you have plenty of room.

You neither need a trampoline nor a hot tub, and you won't be very popular with your neighbours if you install either of those.

Personally, this is just one of the reasons I'd avoid a new build, but each to their own.

Is there a park nearby?

We definitely need a trampoline. My kids enjoy a friends own so thats not negotiable for us

Well then I'd say you need a bigger garden - one where your kids won't be able to see your neighbours over the fence when they're bouncing, and where the noise won't affect your neighbours' use of their own garden.

New builds do tend to have smaller gardens nowadays and they are often overlooked, which would also put me off having a hot tub in there tbh. Can you add up how much space the trampoline and hot tub will take up, because I think it will be quite a bit of the available space.

I think you definitely need a larger garden if you’re planning on a trampoline, hot tub and parties so that your noise doesn’t affect your neighbours quite so much and the trampoline can be positioned away from the boundaries with neighbours.

We’re in a 5 bedroom new build and our garden is around the same size but we’re a family of four adults so tend to just use the garden for sitting in and having barbecues. Our garden isn’t typical of the size on our estate, and as a corner plot we could potentially increase the size by removing the wall and having it rebuilt to take in some of the large side garden.

Garden is tiny and not at all suitable for a trampoline and hot tub, those tiny gardens are only really suitable for a table and chairs and small shed

No way would I buy a house with that small a garden and young kids. Buy an older house with a proper garden.

My house was built in the 20s, 3 bed semi, garden is 30 by 30 foot.

I'd hate it if there was a trampoline next door, make sure its built into the ground if its 'non negotiable' (whatever that means for a child's toy)

You might have a decision to make. The property is either right for you or it isn't, depending on your willingness to make compromises.

Very few people have the luxury of not compromising on what they want when buying a house unfortunately.

You need to be clear on whether you're happy to proceed and wait to see once you've moved in whether you can fit what you want into the garden.

A lot of depend on shape of the garden and level of ground.

You can always hire a hot tub for when you want to use one or get a blow up one.

We have just moved into a 4-bed new build in Oxon and our rear garden is (a bit) larger than that, as you have kids (we don't) and want to add things like a trampoline, hot-tub etc (we don't) I suspect you will find it very cramped.
Our rear garden (excluding driveway, garage etc) is 13.5M X 11M and we are just planting flowers, shrubs, small trees etc. No extended patio, decking etc, just a bit of secluded lawn with some nice plants.
The thought of fitting into a (smaller) space all the things you want to do I think you may have to re-think.

We also bought off-plan and were worried about the size of the garden but it looks like it will work out ok, you want to do more in less space so I think you are right to be concerned.
