PCR concrete houses - anyone had good/bad experience selling one?

I'm starting a new thread with a more specific title as had no first-hand responses on my other thread.
Really need to decide this week whether I should go for it - good size and more affprdable and also totally renovated, and I've been looking for ages after my purchase last year fell through. I must buy quickly and not much on the market, what htere is has gone up in price since last year.

Realistically it's either this, or a flat (not keen) or a bricj house that needs a lot of work.

Have you or someone you know sold one without much problem, ad without it losing value? It's a 50s house - outside it looks good (whole terrace looks neat - council built orignally).

It depends on a lot of things I think. My house is PRC. When we moved in, getting a mortgage wasn't as much of an issue as it is these days I don't think.

I was really worried about selling, but one across the road sold quickly recently. I spoke to the agent and she said the ones in my area do sell there's nothing else on the market in the same price range - it's pretty much the only way to get a 3 bed in our town at this price, other than flats.

So I'm not so worried about selling anymore. I wouldn't buy another one though, the situation isn't going to get any better as they age more.

I'd go for the other 2 options rather than PRC. How much work does the brick one need?

I meant to say, it depends on what kind of PRC also I think, some is worse than others.

Are there lots of PRC houses where you live? Have you looked at the sold prices in your area to see if similar PRC houses have sold recently and for how much?

Thank you material - the vendor knows nothing about it, which is a bit ridiculous. He bought a year ago (in bad internal condition) renovated it and selling now and expeting around 30K profit! This a cheap house we aer talking about, I@materialrealitygirlYes I@ve looked at prices for the same but nothing recent - prices for 2019 ar not relevant now acccording to agent! None was similar prce to this one but it is fully renovated with new boiler etc.

There is a chance these terraes /semis were repaired by the council in the 80s - there is no certificate but vendor trying t get one (expensive) but he still doesn't know what type of PRC.

I do like the house for space but how do I know there are np cracks in concrete under that renovation? Asked agent to find out what the builder could tell about the walls etc, so far no answer.

It's same here - can't buy anything this size for that price anymore.
No the other one is a tip, it turmns out - need rewiringm everything.
I might go for a flat even though not ideal.

Other option is to haev a specialist survey - do yo uknow how much they cost? They nee dto drill though - not sure vendor ould agree, also if anything's wrong I@d be down hu dreds for survey. I was hoping he did the survey before renovation - but no.

So, are you buying cash? Because if not, it'll be really hard to get a mortgage on it.

The vendor has been really stupid if he's bought a PRC without establishing what it is. So, he's either not very switched on about property or he's lying to you.

I doubt the council have done what needs to be done in order to get a mortgage, it's really extensive and hugely expensive.

This house will likely be bought by a buy to let person who has loads of properties and can take a risk on it. Or someone who feels desperate and ignores warning bells, then likely finds they're stuck with it when they need to move on. Don't be that person!

I'd walk away if I was you, sorry :(

That's what he is - he buys mostly at auctions ad sells on afetr renovating. And yes, you aer roght - I don't want to be that other person.
No, I needthe train station, the other city I was looking at is now nearly unreachable price-wse since last year - but I am looking at one there next week, council estate orginally but now many selling. Or a flat with reasonable service charges.

I mean maybe he meant to rent it out but chagned his mind - or he's just a developer (but not the actual builder, annoyingly as I could find out more about the house then!).
