Damp Chimney Stack

More damp..! There is an unused chimney stack on one side of our detached four storey Victorian house, and there is damp on the wall on the raised ground floor where the chimney stack is. There are ventilation bricks on each floor on the outside but not on the inside. At the roof level the chimney has been been completely removed and tiled with roof tiles. Could this have led to condensation inside the chimney stack? I'm going to talk to a damp specialist but I don't know anything and would like to have some tips before I get advice because I worry about getting bad advice and being too gullible if you see what I mean...! The cause of our damp in a similar situation was because the chimney needed re pointing so water was getting in that way. We’ve had no issue since we had it repointed. I would just speak to a builder/roofer (roofer did ours) first to see if they can see an issue with the chimney stack rather than a damp specialist who may decide on a whole load of (unnecessary) work to fix the problem.
I’m not very trusting these days, been fooled by trying to get the best advice a couple of times before. Sad really to be so suspicious of people.
