How to be an attractive buyer...

So me and DH have almost put the house on the market, we found the perfect property but we haven't sold... have we got a hope in hell of having our offer accepted? We have a healthy deposit 250,000 for a 410-420 house and secure mortgage.... is there anything more we can do? The reason we haven't sold is because we just hadn't had time to put the house on, we know within days of it going on we will have offers.

No. You need to be under offer with a buyer that looks good to proceed. The market is fast, certainly where I live. Get your house on the market and if and when it sells, look at properties. Some agents won't let you view unless you are able to proceed.

Our house has recently gone on the market & we had an offer from a buyer that hadn't yet sold. They aren't proceedable so why would we accept it? We just said thanks but no thanks until you can proceed.

Yeah sorry OP if you can't be bothered to put your own house on the market then I'm not taking you seriously as a buyer. Get your house on the market, get your solicitor instructed, and get your mortgage approved in principle (you'll need to do this even if you're porting your mortgage over to the new property), and get back to me.
Disorganised buyers (and sellers) waste so much time, money and energy that I wouldn't entertain an offer until you proved you were serious.

I got an offer accepted when we hadn't sold! It's not law to be under offer As Mosaic123 has pointed out, and as was the case with us, the agent that was selling ours was the same agent that was selling the house we bought so perhaps put in a good word. When we did sell about 1 week later our buyers house wasn't even on the market so the EA got another property to market, that sold within 2 weeks. Everyone had offers over valuation and so just had to keep calm and let it all happen. As they sold to a first time buyer the chain completed very quickly anyway. This was May last year so high of sellers market.

I have completed and am squashed in a small room at family with my 3 year old and still I am not 'winning houses' . Definitely sell first. Seller have their pock of buyers right now.

OP if you've had time to find the property and presumably view it then you've had plenty of time to put your house on the market. With how in demand most properties are right now, I really doubt any seller would consider your offer until you're actually on the market.

We've just been told by an estate agent that we can make an offer before ours is sold but we'd be a more attractive proposition if we had an offer on ours first.

Ours is going up for sale early next week but if you're committed you could gets yours on in a week or so too, depending on how much you need to do first.

Agree you aren’t proceedable. Unless your offer was above market value and the EA could guarantee your house would sell virtually immediately and you had an AIP AND I had no other attentive offer I wouldn’t even consider you as a buyer.
