Hello

I am considering buying a house in Barnes but recently the prices have increased quite significantly. It seems that the only thing we can afford are the houses in North Barnes which are known the "boot" houses.

We would buy an already re-constructed house. Still though there are so many council estates around North Barnes and near the ex-boot houses.

If you know the area what do you recommend? Would you buy a re-constructed boot house, ie which was demolished and rebuild and so near to at least 3-5 blocks of council estates?

Flood risk is high there which is a worry.
What is your budget? Under £1 million? Barnes is crazy expensive and I've not seen many of the Castelnau estate houses come on the market for a while.

East Sheen is a bit cheaper generally, but nice. Dover House Estate is cheaper still, part of SW15 rather than SW14 but Barnes is the nearest station. Quite remote from public transport and shops though.

What’s your budget? We were trying to move to Barnes it have just bought in West Putney - 5 mins walk from Barnes Common, 10-15mins walk to Barnes village, river 5 mins walk away and got so much more for our money (4 bed Edwardian vs. One of the railway cottages in Little Chelsea side of Barnes)

If that's your situation, I wouldn't buy in Barnes at all. For the same money you could get a lovely house in, say, Twickenham
