What would you do with this layout?

We have an architect in on a property we bought a short while ago. He has sent some designs that are underwhelming. MN love this stuff so I am wondering if someone has a better idea.

We are looking for

  • an extra bedroom, with a bathroom with bath probably in the loft
  • 3 more bedrooms,with at least one shower room if not two.
  • more space in kitchen and easy access outside, not just via a big box kitchen if possible.
  • utility room elsewhere

NB stairs are "backwards" and go up from kitchen side, and the hall with a wall to cut off front room would be narrow

All thoughts welcome, more interesting the better!

Is this the current layout or what the architect has done?
Are you extending or reconfiguring the existing footprint?

Ah you don't want 3 MORE bedrooms, just the three you have to have en-suite.

Ha no sorry, not 4 more bedrooms. 4 in total, one potentially in the loft. One of the bedrooms needs to have an en suite ( in the master) and the remainder do not particularly need an en suite, just access.

We could extend the footprint. Everything is up for grabs and we have money to one side ready.

Yes detached with an access to one side and already built over on the right hand side downstairs.

And is there a neighbour directly either side? Thinking about what would be allowed planning permission wise.

I'd extend the kitchen so its back wall was in line with the sunroom. Separate part of the left hand side of kitchen to form utility room. En suite shower room in bedroom adjacent to existing bathroom. Existing bathroom looks like it needs reconfigured anyway so you don't have a WC with no sink. I'd convert the garage to another bedroom. It's already adjacent to WC which could be extended to form a big shower room with access from hall. I would take the opportunity to use part of the space for a proper cloakroom. I think this would be more flexible/saleable than an attic conversion.

Yes neighbours either side. They have pretty much all extended already, which helps in that respect

Definitely look at what the neighbours have done if the houses are similar.

It would be easier to extend at first floor to the right, but planners generally require a metre set back at first floor from a boundary so I assumed that wouldn’t be possible.

I was going to say pretty much what @ItsDinah did, except I'd put the utility on the right.

Garage may be cheaper to convert than loft but some developments have a covenant which means you can't always change garage door to window. If that's already been done in your road it should be fine.

just for the downstairs, how about this

in the old garage, make a big internal hall (H). off that, you get a corridor along the side of the house with a WC at one end and a run of units for your utility with a door to the garden. this involves taking down the little top-right L shape bit of space.

For the rest, you can have a kitchen (K), dining room (D), playroom or informal lounge (P) and lounge (L). you could extend the dining room further out but you probably won't need to.

What would you do with this layout?

with my same floor plan, you could also have P for the dining room and have a big kitchen island spanning K+D

Could you square off at the back and make one large room on the back with picture windows or sliding doors? Then you could have big kitchen and dining and sofa area all while connecting to the garden.
