Can anyone give suggestions on rough costings to move kitchen to back room and an extension on this house. It is1860.

Well it would entirely depend on the size of the extension and the quality of the finish you were going for.

A 1 or 2 storey extension? How big?

TBH, it looks from the photos like it only has a tiny garden that is already very small for the size and value of the house. I'm not sure you would have any garden left if you built an extension. That would seriously devalue the property. Have you seen the house in real life?

Such a beautiful house! Don’t ruin it with an extension - though with the proportionate garden size it’s unlikely you’d get planning for anything much

I have seen it.
The thing is Ive always wanted roof lights and an extension with kitchen an style similar to the photos I've attached from another house. I guess it wont be possible with this house. I am also considering a New build where it maybe possible in the future.

One thing I thought of is knocking down the wall between back reception and living room for open plan kitchen diner

If you like that style of Kitchen I think you might be happier with a new build as you’ll get it built in as standard in the more high end developments. Rather than paying structural/building/Reno costs to reconfigure a layout that does already work - just not quite for you

I love the doors at the back - you have enough space you don't need an extension. The kitchen is blocked off so I'd change that to a study/den/office/ kids games room. Then knock that back wall as you suggest snd move the kitchen either to the family room with casual dining, living room next to it and more formal dining at the front, or move livingroom to family room and kitchen at front of house with dining in the current living room.
You'll have to loose any idea of skylights but get those nets down (are they nets? Hard to tell) and do something to the garden to make it a more attractive outlook.

I agree with this. An extension on this house would make it less lovely, reduce the garden to almost nothing, and alter the elegant proportions. It is a very nice house and an extension would make it a much uglier house.

As for cost of doing this (not extension but swapping things around and moving kitchen) I'd say £40-50k, kitchen alone will cost £25k up for middle of the range one, you may have to redo floors and replaster in the old kitchen, run the new plumbing and possibly move drains etc.

Beautiful house as it is but the garden is tiny especially if you're wanting to extend. Impossible to say how much without knowing exactly what you want to do but for single story and moving the kitchen I'd say an absolute minimum of £160 going by the cost of a similar project a friend has just done.

Thanks Uk thats what I was looking for in terms of ideas. I already thought extension would be a push with the garden being so small but I agree not needed. I would definitely need to do something about the kitchen as it really is small with only one counter top and estate agent mentioned current vendors already considered moving ti back. Its shame as its already beautiful with original looking cupboards that would paint up really well.

Based on work we've done recently I think 20k for doing the work plus whatever the costs of the kitchen you have on top. Do you know where about the drains are? If I was going to move the kitchen I'd put it in to the current family room to keep the dining room where it is through the double doors. There are bathrooms at the back and the front but that would definitely affect the cost/ease of moving the kitchen.

We are having an orangery extension put on our kitchen. New kitchen fitted, all singing all dancing. Landscaping garden. It's going to be around £130,000

Beautiful house, so many nice original features. Very small garden though if you want to extend. Poor EPC rating, going to cost a lot to heat, I know this is often a trade off with character period properties though. Good luck OP.

Moving the kitchen to the back of the house is doable but awkward with a period property due to drains - if you view again it might be worth looking to see if any pipes/soil pipe run the back of the house or if you can see anything that gives any hints.

Plus roof lights whilst lovely do have downfalls too. They get covered in bird shit and are hard to clean and get full of flies/ wasps inside where they are trying to get out and don’t realise that it’s a glass ceiling

There's not a hope in hells chance you'd do it for £20k given the cost of labour and materials at the moment. At least not unless it was a teeny tiny extension.
