Hello
We have had to move from a private rental as our land lord wanted to move back.

We fought tooth and nail (because many applied ) and the landlord of this new place we just rented end of Feb 2022 picked us.

We hate it already. Good flat. Near husbands job which with fuel prices is easier.

We now have the chance to escape this and buy my mum's maisonette. But it's 20 miles away. So next to mum( we don't always get along so that's not a reason ) and at least now it's a guaranteed good area. She would she us it cheap and help with deposit.

What would you do? Risk the more expensive commute? The mortgage would probably be cheaper than rent.

I've been so confused because of the state of things in the world it feels scary to buy incase of a job loss ( I stay at home mum) husband been in job 24 years but still.

Buy the maisonette near your mum instead as you know it's a nice area. Don't rent somewhere you hate just because it's near a job as he might change jobs in future.

We hate it because already we have downstairs playing loud dance music at kids bedtimes every weekend and we have had some garden ornaments that were in the common close stolen. The close was scary and my daughter didn't want to move in so we cleaned it up. Obviously we can't have nice things round here. The next doors drugs smell is also strong and gets into our flat.

I would buy the maisonette. The difference between that and renting a place you hate is too big to ignore.

If your mum is willing to help you with a deposit then you can't get along that badly ? I'd count your blessings if I were you!

Mortgage /rent both monthly expenses but mortgage you're in control not your landlord, so in a precarious world buying the maisonette is better, especially if you're getting a good price from family and you've got anti social problems where you are.
The lower mortgage will offset the higher commute cost.

I would buy and move. 20 miles isn't a terribly long commute - and if the mortgage is cheaper than your rent then that would balance out the fuel costs? If you hate the place you're in, why pay more for it when you could buy and have security in a decent area and family support nearby. Even if you and your mum don't always see eye to eye, your relationship must be ok if she is willing to help with your housing situation.

Move while you have this opportunity, will you have to pay the LL any exit fee. Will mum still be living next door.

Maybe you could downgrade the car to a fuel efficient small run around to save petrol costs? Lift sharing? There are ways and means!

That's great, if things do get difficult with job security a mortgage company will normally give you more time to find your feet than a landlord will, so it's less risky and at least you have an asset to your name if push comes to shove. So buying wins all round.

Oh I can hear the anxiety in your post, but apart from anything else, if you buy you will have the security of knowing you can never be asked to leave by a landlord again. That alone is worth a hell of a lot.

Buy it and you will soon relax. 20 miles is not far from work either, it will balance out with your peace of mind.
