Help with garage conversion

I want to convert my garage into a room with a small kitchen/ living area with a bed, knock a door through to the downstairs w.c with shower so it has a private bathroom. Keep the door from bathroom to main house but have it locked, or maybe remove the door completely haven't decided. Would share the front door and have 2 inner doors- 1 for my home and 1 for the conversion. I need to put a w.c under my stairs for the main home as the other loo is on the 3rd floor. I need to change the garage door to bricks and window. Its bare brick walls and concrete floor.

What on earth needs doing 1st? 2nd etc, do I get afew quotes and do I expect 1 builder to sort it all or will I need a plumber and electrician? I've never done anything like this and am hoping for some guidance.

Happy to answer any questions.

Oh and I intend to rent it out and eventually my mum will move in when the time comes that she may need more help x

Need an architect or plan drawer to start with . They will advise on if you need planning permission what will be needed for building regs and some idea of cost. Then produce some drawings you can take to builders to get a detailed price.

No reason you couldn't, I had friend who did their own drawings. It passed council planning permission.

Have you checked the rental return makes it viable?
With its own kitchen you'll probably have to pay council tax on it separately/ get the tenant to pay it. I think there is a discount if the occupier is a relative.

Yes, you'd be liable for separate council tax as it would have a kitchen.

It would definitely need planning permission as being used as a separate dwelling.

Even if it was to be part of the main house PP may still be required if there was a condition imposed on the original PP restricting the use of the garage.
