Could you tell me about the ability to change flooring - say I didnt want carpet but instead wanted laminate, do I need permission to change this? Thanks

I didn't need permission in mine.

Everything was your responsibility, that's why we sold up in the end. I didn't want to pay for new boiler, roof, windows on a house i only owned 25% of, I'd never see a return on that. We were billed for all external repairs too.

What you can and can't do will be in the leasehold contract. That is between you and your housing association / other party- it is not the same for everyone. Check and see what it says because it is going to be much more reliable than a set of random people in the internet who are not sighted on your contract.

Yes you were allowed in the flat I had. I swapped laminate for tiles in my kitchen and bathroom. It's classed as cosmetic.

Probably - i know people have taken up carpets and put laminate down. Check the lease tho.

In the documentation my son has it says you treat it as your own home and can have people move in and make amendments as you see fit.

I expect they'd have something to say if it was structural but cosmetic I can't see any issues.

We can't Make structural changes but that's it. If in doubt, ask your HA. I've enquired about fitting solar panels and that's allowed so I'm fairly sure laminate floor will be fine.

Check your lease OP. Mine stated I needed to keep the floors carpeted or in some other suitable covering. I put down a floor as others in the building had done. None of my neighbours got approval from HA, however I ended up asking for retrospective consent, which was all fine. I only did this because I was selling up and didn't want anything delaying the Sale.

Usually, you can change the flooring you would just need to let your housing officer know (flats will be different due to noise)

Generally, anything decorative is ok but anything structural isn't (knocking down walls etc) but all of this will be in your lease agreement and your housing officer will be able to check too!

Maybe you buy it, change the flooring but then put it back to carpet as and when you sell? Who would know? Smile

Then be brave!!! Go for it. These rules are ridiculous anyway. And never enforced from what I can see. It’s more the survey issue you need to hold in mind but if selling on again isn’t on the cards then happy days.
