Whitehall Park - is this actually Highgate or archway?

Hi there, I am looking for a place to buy and an agent took us to Whitehall Park to view a place which we are thinking of offering. He told us this is definitely part of Highgate and it was marketed as such.

But when we looked at the map it looks like it’s part of Archway and it’s about 15-20 mins walk to Highgate station/Highgate Village but only a few mins walk to Archway. (We had driven to the place so no idea until we googled mapped it!!) The place is off one of the side street behind Archway road (not the Waterlow park side of Archway road, but the other side)

Can someone please help?

If it's N6 it's Highgate, in Haringey, if N19 Upper Holloway( Islington)
A quick google tells me it's N19.

I know the area a bit and would say that side of the Hornsey Lane is more Archway than Highgate. I have and had friends living nearby who would describe themselves as living in Highgate or Crouch End respectively, but it's never felt to me to be quite either.

However I'm not sure it matters all that much - you will most likely get more house for your money there than in N6 (or indeed N8). Are you prepared to walk up the hill to Highgate for shops etc? It's not all that far. You'd be nice and near Waterlow Park and the lovely Park Walk, and the schools are good if that's a concern.

Thanks for the replies and confirming it’s not at all Highgate as advertised but part of Archway/Upper Holloway.

We did have our suspicion as we drove past Archway on the way back and it felt a bit like a dump and a lot of public housing nearby so don’t get the feeling it was “Highgate” and the listing price was much cheaper too.

The place is still about 15 mins walk to Waterlow Park so not exactly that close either so we are going to think about it as we prefer something actually nearer to Highgate and preferably not having to walk uphill which seems fine but in reality is quite tough with two kids in tow.

Many moons ago, (1976) in another life I lived in Whitehall Park. Oh happy days. It was known as Archway then but things may have changed since. Highgate does sound better and seems more appropriate for the position of the road.

I agree that Highgate starts the other side of Hornsey road.

There aren't many places that don't involve a walk uphill to get to Highgate village!

Is Highgate village the area where Highgate school is? Sorry I am not familiar with this area as we have just recently moved to London.

When I lived there it called itself Highgate Borders, which seems reasonable enough. But it's a nice place in its own right with shops and a sense of place. Easier to walk to Crouch End than Highgate.

The road cuts it off from being even “Highgate Borders” really.
It’s still a lovely area but do watch for subsidence. We nearly bought two houses there - couldn’t afford either Highgate or Crouch End - and one had unresolved subsidence issues and the other had resolved subsidence issues but we struggled with getting competitive insurance.
We bought elsewhere in the end.

It's N19 which technically is Upper Holloway, not Highgate N6 (you would pay a premium for the N6 postcode). Otherwise known as Archway.
But it's fair enough to call it "Highgate borders" and as other have said it's quite nicely located between Highgate Village and Crouch End.

Bearing in mind you don’t seem to know the area at all, do you need to be in Highgate for any particular reason? It’s not a particular interesting or lively part of London and the Village really isn’t that well equipped in terms of shops and restaurants etc. Upper Holloway is really nice; if you’re looking for less “urban” head towards Crouch End.

We just wanted to make sure we know what we are getting into as the estate agent had said that Whitehall Park is Highgate when it's Archway - I think "Highgate borders" is just a marketing ploy to make it sound like something it isn't.

We are going to take a look at some more properties this weekend and wonder around actual Highgate, we aren't restricted to Highgate - DH's colleague recommend Muswell Hill and the places seem so lovely there. So we will check that out too

I used to live near Whitehall Park in Archway, and I'd call it Highgate borders, though it's N19. I don't really understand your need to be in 'Highgate' vs. Archway. Is it just a snobbery thing? Archway was so wonderful, and I miss it so much now that I live in Muswell Hill. Don't call it a dump!

Whitehall Park is really close to the village. I think it would be a lot better value than the village, and it's really nice too, hardly a compromise. A few celebrities live in WP, if that helps you??

What I am not okey is the real estate trying to sell this to us as Highgate when Highgate village/Highgate station is 20 mins walk away when I just googled it as the place is 3/4 streets down from Hornsey Lane. They should have just said Whitehall Park at Archway and we would have no issues about it.

But thank you everyone for all your replies as we learnt a lot about the area. We will look at the place tomorrow again and also have pencilled in a few other places in the surrounding area to compare.

WP is 15 mins walk from Archway tube, and 15 mins from the village. Not sure what it is from Highgate tube, but Highgate tube itself is like 15 mins walk from the village. So all in all, it's not THAT incorrect to refer to WP as Highgate. The boundary between N6 and N19 is the bridge I think, and WP is a couple of mins from that. It's really not that clear cut, and surely it's more about whether you like the street than whether it's technically Archway or Highgate. Weird.

Thanks so we went and checked out the place again at Whitehall Park today. The place is about 6 mins walk from Archway station and 20 mins walk to Highgate village and 25 mins to Highgate station. But the walk was steep!

We though the place was good in terms of size/price but we have uncovered issues in the property itself which we overlooked the first time and other factors- so it's a no from us.

We saw a couple of places at Muswell Hill today and had a very good vibe about the general area but concern about lack of tube - I will start a new thread on this to see peoples thoughts! Thanks

OP, are you very new to dealing with estate agents? Their job is to make properties sound desirable, and, given that London areas are a moveable feast anyway, it's not like they were telling you Whitehall Park was in Stoke Newington.

I used to live close to Manor House tube, and estate agents described it as being in about three different areas -- I think I once saw it called Stoke Newington Borders. Grin

I personally think Muswell Hill is a bit of a pain from the POV of connectedness. And if steepness is a problem for you, rethink!

What do you actually want from a neighbourhood?

Muswell Hill will be more expensive, because you'll be competing with families (MH state schools are very strong). There's no tube unless you live in N22 for Alexandra Palace (train to Moorgate), or N2 for East Finchley (northern line). But you might be after an N10 postcode?

I don't like Muswell Hill, it's not like living in London. How about East Finchley, I much prefer it?
