Approx costs for refurb

Hi all

Planning on getting work done to my house does the below estimates seem about right

I’m based in Kent, just outside M25

Render the house £5.5k
New front windows £6k
New porch and front door £5k
New kitchen and dining room - a full width of the house extension 6.1 x 3.8 meters £35k
New kitchen and appliances £15k
Bi-fold doors £5k
New boiler £5k
Side storey extension measures for a Utility room and toilet 1.65m x 6.5m 18k
New family bathroom upstairs £5k

We're London/Essex border, just inside M25.
We've been v slowly renovating for 4.5 years Grin
I've added some thoughts

Render the house £5.5k
New front windows £6k we paid £10k for 8 x UPVC sash & 3x regular UPVC windows
New porch and front door £5k
New kitchen and dining room - a full width of the house extension 6.1 x 3.8 meters £35k I think you are underestimating - we're about to start a v small side return infill, 7m², and looking at a similar price excluding VAT (including 3 x velux windows, patio doors, slate pitched roof and reclaimed stocks)
New kitchen and appliances £15k doable but depends what you choose - does this include worktops, tiling, flooring etc
Bi-fold doors £5k
New boiler £5k
Side storey extension measures for a Utility room and toilet 1.65m x 6.5m 18k honestly I think you'll be looking at closer to double this
New family bathroom upstairs £5k what does this cover? We've been quoted around £5k labour - midrange suite, taps, tiles etc will be another £4-5k

Our architect, structural engineer and planning for the extension was an additional £3.3k.

We are in Kent, well inside the M25 and have just finished full refurb. I think you are massively under on your extension and family bathroom quotes. Our tiny family bathroom came in around 6k but we project managed, and got different people in for each part of the job, along with buying a cheap suite and lino flooring.

Boiler and fitting alone are unlikely to cost £5k. Does this include other things like radiators, pipework etc

How did you come up with your figures for the extensions ?

Kitchens and bathroom costs vary hugely so it’s hard to tell.

My render quote has just come in at double that so I’d get a few quotes first.

I think both of your extension estimates are too low. Prices have gone up significantly. I’ve just done a 6m x 4m extension and it was closer to 60k and my side extension which was a similar size to yours was £25k

I think your window costs are also low depending on the type you go for

Agree that your quotes seem really low, particularly for the extensions.

The side extension sounds about right for the actual building work, the kitchen / dining room extension is about 50% too low I think. Also, where are the costs for the internals of the works - lighting / flooring / internal doors / downstairs loo (sanitary ware, tiling) etc? They will add on thousands.

I also think your quote for the porch and front door is about 50% too low.

Hi @MelDan. I think your estimates are pretty low. We've just done a refurb these are the costs we were quote or paid (surrey) some we did and some like the render were just too much so didn't do them:
Render the house £5.5k - £24k was our quote, funnily enough we decided we quite liked the brick!!!
New front windows £6k - I think that's doable depending on how big the house is and what kind of windows you go with.
New porch and front door £5k - A new composite door is about £2.5k. We had our porch partially redone and changed the glass/painted our front door and it came to just over £3k with tiling the front step.
New kitchen and dining room - a full width of the house extension 6.1 x 3.8 meters £35k- You're looking at £2k per sqm at least for an extension even before prices went up so I think you're really under here. You might also want to think about flooring, decorating, lighting etc because even at £2k+ per sqm that only gets you a shell not a finished room. Also depending on the builder you might need to pay an extra 20% VAT on top.
New kitchen and appliances £15k - doable depending on the size of the kitchen and the quality of the appliances, you need to factor in fitting too which is in the thousands
Side storey extension measures for a Utility room and toilet 1.65m x 6.5m 18k - Again I think this is quite a bit under now unfortunately plus you need again to factor in flooring, fittings, appliances, cabinets, tiling etc.
New family bathroom upstairs £5k - We paid £8k and we didn't move anything around so no major plumbing work involved.
