I've posted on here quite a bit - I'm in the process of buying a house with my DM and we're creating an annexe for her to live. Both the annexe and the main house need extending and remodelling somewhat.
The budget is tight for all the necessary work but obviously it needs to be done properly.
I've found a good builder and had an informal chat. They think it's doable for the cost, but obvs want to see the architect plans to draw up a formal quote. All good.
Trying to find an architect is proving somewhat of a quest. I spoke to two today - one told me that I need to pay for an additional Buildings Measurements Survey on top of his fees. This survey is around £1500. He didn't mention any other costs.
I checked with the other one (who's quoting circa £3k) and he says this extra survey is included in the price BUT we also need a structural engineer.
No one had mentioned a structural engineer until now. Or this extra survey thing. So it that is now? No other professionals involved?
Is there anything else that I'm likely to need before the actual building can start? Other than planning permission, obviously.
And how much is a reasonable cost for an architect and the structural engineer? I'm around the Cotswolds area, for reference.
I'm totally new to all of this and trying to juggle two house sales, a disabled DM, two SEN DC while working F/T and my head is about to fall off because it's very clear that I'm totally out of my depth. Please help me before I lose the plot completely.
