Made an offer today on a new build - we’ve got buyers - last few plots on the development. Was more than a little surprised that the developer (one of the big developers) won’t budge at all on the asking price - not even to throw in some goodies / upgrades. The market has without question slowed in this area - many of the existing homes on rightmove have had price reductions. As it stands, the new build is horrible value for money and we won’t touch it at that price. What am I missing?

You must have made a very low offer if you offered a price you were happy with, but the asking price = horrible value for money!

When I bought a new build in the late 1990s the builder was not taking any offers but gave a 5% discount if you did not use their part exchange scheme.

It depends on the builder and whether they think that they can get a higher price.

There are no hard and fast rules

They don't take offers usually but I got my stamp duty paid which was realistically £16k off the asking price .

Clearly they are having not enough trouble selling to offer incentives. It’s quite simply supply and demand if the houses they are selling regardless of what’s happening with other houses in the area.

If they are selling quicker than they predicted they won’t offer any incentives. I hate playing this game with them. One of the reasons we decided on the one we bought 6 months ago is the sales woman told us the best deal we could get straightaway (10% deposit contribution) so there was no messing around.

It’s up for just shy of 600k. Have offered 25k less. Ho hum!

There was no budging on the price of ours but we got lots (around 20k) Of extras including stamp duty and legal fees paid and a hefty number of internal upgrades

If it is horrible value for money at £600k is it really any better if you get it at £575k? And if the market has slowed is there nothing else to buy?

We moved into our new build 3-weeks ago but reserved 10-months ago.
No incentives were offered but after we had reserved they started throwing extras at us so not incentives as such but a welcome bonus.
Was chatting to one of my new neighbours the other day (smaller, different style of house) and she was given no extras but did receive help towards SD.
