Vendor won't let us view without seeing AIP

We've been really struggling to find a property in our area- there's very little on the market within budget. We've finally found something that looks half-decent but it's not in an area I'm keen on (only agreed to view it to keep the peace). I contacted the EA who told me the vendor is keen to sell since he's found himself a property he really wants but can't proceed until he has an offer on his existing property (the one we want to view) BUT he won't let anyone in for viewings unless they provide details of the chain they're in (we have a FTB) and a copy of our AIP. AIBU to think this is bang out of order? Confidentiality (ours and our buyer's) aside, we don't even know if we like the property/want to offer on it!!!

I've told him no thanks and the search goes on but is this the direction of how things are now going in the buying/selling world?!

For context: he's been messed around by people who've previously viewed the property who've made offers WELL below what he wants for his property.

You can’t apply for an AIP on every house you like, each time a credit check is ran and it’s not ideal having lots of those.

The estate agent should be able to qualify you and that should be sufficient.

Exactly. I think he's looking for some documentation to see if we're proceedable but won't take our word for it.

I thought it was normal to get an AIP to see how much you could potentially borrow before looking at properties and for the EA to ask what your circumstances were. The buyer may be fed up with having people wander round his house who would never in a month of Sundays be able to afford the house.

You can get an AIP online to print off. Most providers don’t even do a hard credit check until you put a full mortgage application in nowadays.

I think it’s normal currently. I had to do the same when I viewed properties. My documents stayed with the agent and were deleted when I didn’t proceed .

I don't remember our AIP being in anyway specific to a property, it was for an amount up to x.

We had to provide a copy to show we were able to proceed, though that wasn't for viewing but for offer. Still you should be able to?

AIPs don't impact your credit. You can get one that shows the ballpark figure they would give someone with your financial background/commitments and use this for whatever houses you're wanting to view. You don't have to do one for each house - obvs just make sure the AIP you have covers the cost of whatever you're viewing

I think that's pretty standard OP. Certainly has been the last two properties we've bought. You don't have to do a new one for each property as far as I remember- just do one for your rough budget.

I think that it's quite normal if the vendor wants a quick sale. They don't want to waste time on people that aren't proceedable. But you can get one online no problem.

I would assume that he hasn't been messed about by people offering less than he wants, but rather the house is worth less than he wants...

Well he was probably right to ask for this as it sounds like you weren't even that interested in the property anyway if you're only viewing to "keep the peace"....

I don't see what the big deal is...its pretty normal to get an AIP at the start of house hunting. With the way the housing market is at the moment I don't think this is unusual and last year we couldn't view some houses until we could prove we were under offer / finances were in place.

Currently a standard requirement to show proof of adequate funding , it's a buyers market

Same here, all the agents wanted us to have an AIP before they would let us view anything a few years ago. Pretty normal I think.

Haven't you got an AIP? I'm not sure why you wouldn't want to let them see it, there's nothing confidential on there, it's just your name and the amount? We've only needed to produce ours when making an offer but if a vendor made it a condition of viewing I wouldn't mind.

I don't mind the agent having the info, I just want the vendor to see it. We've got a generous budget but don't want to max out if we can help it. This property is well within our range. I don't want him to play silly beggars with us later on too. He also wants details of our buyer which I'm not going to do.

It's the vendor who wants to see our AIP and our memorandum of sale, not the EA.

The property has been on the market since August last year. The vendor dropped the price a few months ago by £75K...

Looking at houses which you are not actually interested in buying is really inconsiderate: I spent a lot of time preparing my home for viewings - getting it gleaming & then having too interrupt my work to go out - so lost several hours every single time. Doing that for someone who actually doesn’t want to buy it would make me Angry

We've just sold and I went through the exact same- cleaning, tidying with twin toddlers in tow. I know how annoying it is for people who have no intention to buy to waltz in and reject the property because they were never interested in the first place. That's the reason why I refused to view any properties, despite our EA insisting we should, until we were under offer and proceedable.

Perhaps I was too flippant in my OP- I wouldn't have agreed to even consider viewing this property had I not been open to the possibility of liking it/thinking it would be an acceptable interim move. It's a nice house, well within budget, a decent location (just not one that's my first choice), good schools, good transport links to the city, etc. so, I could potentially fall in love with it and we could put in an offer straight away. But I need to see it first.
