£100k for renovations. Is this reasonable.

We’ve just had an offer accepted on a 3 bed 1950s detached house. It needs a fair bit of work. We want to
Knock kitchen and dining room into one. Borrow some space off the kitchen to make a utility room
Turn the little downstairs loo into a shower room
New kitchen and relocating of drainage

Upstairs we want to knock out the big fitted cupboards in the two smaller bedrooms and replace with a stud wall making bedrooms equal size, replace bathroom suite, add en-suite and dressing room I. The master bedroom.
Underfloor heating and amtico floor throughout ground floor
Relocating boiler from first floor bedroom to ground floor utility
Plastering throughout
New windows
Knock out the external chimney breast
Insulation and rendering of outside
New internal doors
New front door and back door
Possibly new roof.

Does £100k sound reasonable? Could probably stretch to about £130k. I’d hope given we don’t want any extension this would cover it. We are Greater London, not far from Bromley.

We are v near Bromley and over the last 2 years have:

  • removed wall between kitchen and dining room (load bearing wall). New patio doors. New kitchen and quartz worktop. New floor. New boiler including completely repositioning
  • New downstairs bathroom and floor
  • sanded living room and bed 1 wooden floors
  • new carpets on stairs, bed 2 and 3
  • new upstairs bathroom, including removal of water tank
  • re plastering of hall, stairs, landing, bathroom, kitchen, bed 3
  • built in wardrobes in bed 1 and 2, cupboards and shelves in living room
  • some rewiring
  • changing from lead to copper pipes
  • 4 new radiators

Cost us 60k but prices have gone up massively.

We have just had amtico fitted and the price at the moment is about £83 per square metre for Spacia and £120 per square metre for Signature

@takethegirloutofwales I know this was over a year ago but I wondered if you could share how you got on? We're thinking of doing the same with a similar budget, although we're in Scotland.

Only way is to get a builder round and quote but we are in Herts and you can't get a loft conversion for 100k these days! If you are living there long term and can afford it then try not to think about adding same amount in value because wrecks are priced so high and work is ridiculously expensive!

Having not long done big work I can see 100k going into your downstairs alone and another 80k upstairs. Prices are astronomical now.

We are greater london i read your list and thought... you'll do the downstairs work for 100k.

For 130k if you do a lot of the work yourself you miiiiiight do the whole lot to a very low spec.
You dont really want low spec windows and roofing so id say 150k minimum
that estimate is based on a downstairs reno i did this summer which was 65k and had no walls moving. Our orignal extension plan would have cost approx 120k this summer (we were quoted 50k when we moved in 4 years ago!!!! If only!)

You'll never do all of that for £100k 😂 you won't get much change from £200k, in fact I'd estimate over that.

We recently had quotes just to knock through the kitchen and dining room plus add a downstairs loo to the utility, and those are coming at £95k and don't even include cost of kitchen units.

VAT is also an absolute killer, so either you have £83k to spend, or you're actually going to spend £120k

Old post from the OP - so would be interested to see how they got on with the work and how much it has cost so far?
Personally, I think for that level of work, you are looking at 175k -200k easy - I mean you could probably do it cheaper but if you’re planning to stay there for a while or as your forever home then it is worth the investment somewhat. I will add though, extensive refurbishments did not necessarily increase the value drastically and you may not recoup the money spent when you come to sell it though. All depends on the market at the time.

Nah, £200k and the rest. I’d never buy a place that needed significant renovations nowadays, you’ll never make the money back

We're not too far from you - completely stripping out and replacing the tiny bathroom with mid range fittings, redecorating the hallway (excluding floors and stairs) and laying a 7 square metre stone path is easily looking like 25k at the moment...

What happened with your project? We've nearly finished a similar amount of work and will have spent approx £180k. We'd originally hoped to do it for £120-150k but prices are so much higher now.
