If i wanted to be actually in a new house by August when would I need to be making offers, roughly?

Is may too late?

I was "in by August" last year. I viewed and offered in April 2021.
However it was quite straightforward as I was a cash buyer. My buyers were first time buyers and my vendor was going into rented property. So I was the only party buying and selling.
I think it could have been less than 5 months had my buyers solicitors been more on the ball. My solicitor was very impatient with them as they dragged it all out so slowly.

We bought our current house in 3 months from offer to completion. However, there was no chain and it was a very straightforward purchase.

My first house
Offered end of May, in by first weekend in august.
My second house took 5 months and would have taken longer if my vendor didn’t agree to break chain

We need to be in by August. We sold in September and moved in January (just gone). We estimated that we needed to have put an offer in in March, otherwise it would be getting tense.

Mother in law did it in just over 2 months last year - offer in mid-February, moved in at beginning of May.

However she was a cash buyer, having previously sold, and seller was keen to move and in fact moved into a rented house as they were considering moving to another part of the country (and I suspect thought they would benefit from house prices dropping)

If you need to be by a certain date make it very clear to estate agents and lawyers (maybe tell them you need to be in by July if you need to move by August to allow for inevitable slippage especially over the summer months)

Offer accepted May, exchanged and completed in November. Cash purchase, no chain. Delays due to boundary issue that took the Land Registry months to resolve. (Pre Covid)

If there’s no onward chain you should be ok buying now, but if your seller needs to buy then it would be touch and go by August. May is definitely too late as the average conveyance takes 16 weeks.

Be aware that most vendors who say they will go into rented are very unlikely to do anything of the sort in the current market.
