shower room or study

We have two small rooms off our kitchen one of which is a utility. The other is a shower/toilet and needs replacing and we need to decide whether to replace like for like or to turn it into a study (we can put a toilet in the current utility). This isn't a long term house and we will likely sell in the next couple of years so also want to take that into account. Interested in opinions on what to do as we keep going changing our mind about whats best!

So long as there is another family bathroom, and you can still keep a downstairs’ toilet, I would definitely go for a study. With the way people are working these days, it is a massive selling point for a house.

I agree with the above post, I am currently house hunting and would value a study over a downstairs shower, provided there is at least one more shower upstairs and another toilet downstairs Smile

Thank you everyone I think you're right, having a study makes sense.
Yes there's an upstairs bathroom with shower and bath and the study downstairs would have a window facing the garden - it would be quite a small study but we'd be able to get a decent desk and some shelving in there

Study! We had a small downstairs shower in one house we lived in as well as the main family bathroom upstairs and separate loo. No one ever used the downstairs shower apart from the dog when he was muddy and I put him in there to clean him up!

Study! I have never understood a downstairs shower except where one person is a muddy manual worker (my friend has one for this purpose).

Should say, downstairs shower where there are no bedrooms downstairs. They are great for those with mobility issues.

I would agree, a study, but would also, if it wouldn't be too awkward / compromise the study, leave the plumber in situ (maybe behind stud work?!) so that if anyone wants to convert it back to a loo in the future, it would be a selling point to say the plumbing is still there?
