Buy to let Ipswich or another city?

Hi all,

I'm looking to purchase a buy to let property with the possibility of moving into it in the foreseeable future. For now I will continue to reside in London close to my work, family and friends.

I'm considering a house in Ipswich as this would be affordable and local or a city such as Nottingham. I am thinking a city might be the better investment though I think moving to Nottingham in the foreseeable future would be too far as i have no support systems.

Landlords, mumsnetters which is the better investment.

We have a rental in a nearby university town. After getting multiple estate agents though who wanted to rent to families, we settled on renting to students. The student association manage the students and inspect every 3mths. If they leave the place a wreck- they don't get their degree!!! This might be something to consider-esp as they generally all leave each Sep.

How many rooms are you considering? Are you looking at properties near the University of Suffolk? Will you still commute back to London if you move? You might want to look at fast trains from Ipswich, Colchester and Chelmsford. I think Colchester to Liverpool St is 1hr, but depends if this is the right side of London you want to be on?

I live in Ipswich, I work in London and it's an hour and a half by train. I really like the part I'm in although I don't have the same love of all of Ipswich. The waterfront is absolutely lovely in the summer and there are some really nice, quaint roads and shops in town.

Usually, students actually do look after properties out of worry of losing the deposit. Plus usually there would be a guarantor through an agency so you'd usually have a way to get your money back if not.

Thank you for adding your personal experience, much appreciated. I was looking close to the station for ease of commute.
