Garden Office Question

Looking at a garden office to work in all year round. Would prefer to have it installed rather than DIY.

This seems just a little too good to be true

Basically 5k for insulated 3x3m garden office installed.

Was looking at other places where it was closer to 10k.

Anyone had any dealings with Gardenhouse24?

Ridge height is 2.34 M so no planning permission required is ther? (it will by by the boundary wall.

If you know of anything preferable to in the same sort of price/size/style do share.

Have a thorough look - that price basically seems to be the shell. Doesn't include external treatment, base, roof material, insulation etc

Height is only one thing that determines whether PP is required, so have a good look at the permitted development regs.

doh! you are right, it is around 9k. Silly me. Still a lot cheaper than other, fully insulated and installed ones.

Still an option. This is the corner (will get rid of trampoline). Would these flags be ok as a base? I might need one extra row of them putting in.

I had one built earlier this year. Was less than 9k. I’d say in total I paid about 6k, maybe 7k. That included 1k for electricity. I ended up going for a thick log cabin in the end, think the wood is 40mm thick. Only insulation is under the roof and in the floor. I have a 2kw oil filled radiator and it’s plenty warm enough. I don’t need the heater on all the time at all even when it’s freezing.

It is double glazed, solar glass, insulated, data cabled, spot lights double skinned, painted inside and out in high quality Swedish paint. Concrete base cost just over £1000. I would recommend seeing the building you want to buy, quality varies enormously. Ours is 4x3mtrs. One of the best purchases we have ever made.

We have one of these. There's a lot more included in the price, so it might be an option if you're in the area.

My shed (the other one is DH's) is one of Solid Sheds as well, I'm very happy with it.

I've been looking at doing this too but finding all the options a bit overwhelming.

I would say with my unnsulated one I only have the heater on for a max of 2 hours. It’s on a thermostat so cuts in and out as needed.

@Cosmos123 we used Superior Garden Buildings, they charge by the sq meter, I would highly recommend them. You can go to there and see what you are buying, they quality is very good. If you Google Swedish paint you will be able to read about it. Our office can be used all year round, easy to heat and retains heat well. We also have special glass that reflects heat in summer. Consider having water/plumbing/ electric added if you can.

Our neighbour has one and added a small toilet and sink. And then has a small ‘coffee station’ area with fridge/ kettle etc. He says he can then effectively check out of the house and go to work for 4+hrs before popping back in for lunch and back out. Saves getting distracted by life every time he wants a drink or the loo.

We have a very similar one. In the summer it is impossible to sit in. I couldn’t work in there due to the heat, made me feel quite ill it was so hot.

Anyone have any tips how to stop this?

Think I am going to pull the trigger on the one linked in original post. Coming in at £7142 installed with roof, floor and wall insulation. It's significantly cheaper than the competition and the reviews on various websites seem good (though I am aware reviews are not always the best way to judge).

I know I will have to get electrics and internet sorted myself. I have a flagged corner but will need a few extra flags laying to get the required size? Is that a general builder who would do that or any particular trade? Any idea on costs for these items. It's at the end of the garden so 20 meters or so from the house.

Finally, I excluded their surface treatment - 3 layers of oil based-preservant inside and out which they charge £2400 for. That seems nuts or am i missing something. I can manage three coats of treatment inside and out myself as soon as installed.

Just to pop in and say that we have a garden room for about 12k that doesnt need any special flooring is fully insulated and electric ready and painted etc and went up in two days.

Plus its guaranteed for 25 years as it isnt wood so doesnt need painting. You can get it with heating /aircon too but we didnt though I might have with hindsight.

@Specflow77 I got internet to mine 30m away using an £80 deco repeater/booster thing. One near the back door of the house then one in the office.

We used Jotun Demidekk paint on a log cabin. It's Norwegian rather than Swedish, but very good. We used one coat of the Visir primer and two of the Demidekk Ultimate top coat in grey green. It went on really nicely and still looks new after two winters.

For internet we use a tp-link Deco P9 mesh unit which connects to the main router by powerline over the armoured cable which feeds the sockets. A dedicated ethernet cable would probably have been better, but this is working solidly so far. The connection in the garden office is better than that in the spare room, where I previously had my office set up.

Thanks. I ordered yesterday but 10-12 weeks waiting time. I will be looking into internet and electrics so this is a good starting point.
