Hi folks,
Bought a flat 'off plan' and went to see it yesterday. I saw the 'show flat' and it was a great size - was told the one we bought would be a similar size.... it isn't.
But I'm also questioning whether I'm imagining it...
Anyone ended up with a smaller space and made the most of it/any tips to make it look bigger!!!?
Also anyone seen a flat and thought it's a lot smaller than it is once all your belongings are in there?

Btw It's the open plan area (lounge/kitchen) that seems smaller - the rest is pretty similar.

Have you seen measurements to show that it is actually smaller? Or does it look smaller because it's empty? Was the furniture the show flat full size?

You shouldn’t be guessing you should have been told the exact measurements of the house you are buying compared to the show home

Also, I've heard some developers use tiny furniture in show homes to make the rooms look bigger.

Places look smaller when they are empty.
Did you have the measurements?
Show flat and houses often use smaller furniture to look bigger.

Ive read they put specially designed smaller furniture in showhomes to make them look more spacious than they actually are.

Showhomes are soo sneaky with their decorating, when we viewed one they had glass tables, smaller than usual sofas, loads of mirrors etc to make it look bigger and lighter! When you purchased off plan did they give you a handout sheet with room plan and photos etc? They usually have the measurements on and you can check :)

I was given the floor plan but as I was told it's the same size as the show flat I didn't look at measurements-just been too busy to think about it.
Did not know about the small furniture thing!!!!!!

Can go either way. The concrete footprint of my unbuilt house looked tiny. Couldn't imagine it was big enough. Once the house was built it was fine!

IKEA furniture looks massive in a normal house- just right in the showroom.

Best to actually measure with your furniture. How big is the sofa/dining table, once it's in, is there room to walk around it.

If you're too late to get out of it, you can get special paint to reflect light to make spaces look bigger. Use this, with lots of mirrors and good lighting

Have you exchanged? I would bail out if it really is alot smaller than you expected
