How many viewings / offers did you have?

I know the market is crazy right now, but a friend has just put their house on the market and they're quite overwhelmed by just how many people want to come and view.

So if you've recently sold your house, just how popular was it with the buyers? I'm curious to see if the level of interest they've had is normal or it's just a really popular house. Grin

Our house went on the market 4pm on the Friday by the time estate agent closed at 5 we were fully booked for viewers so 8 a day Saturday, Sunday, Monday, Tuesday. Had 3 offers on the Monday morning so went to a closing date of 12pm Wednesday. Could have had at least double the amount of viewers but just wanted it over with and we were more than happy with the offers we got so didn’t see the point in dragging it out any longer. This was December so I was worried no one would want to buy but are in the catchment of a great school and there has been very little on the market round about us.

lakeswimmer · 23/02/2022 20:56

House went on the market on Wednesday. Within six days we'd had 23 viewings. I refused to let the EA book any more in because we couldn't cope and were already getting high offers. On Thursday (8 days after going on the market) we went to Best and Final and got 11 offers.

Easy to manage house, in good condition in an exceptionally beautiful location. A lot of our viewers were looking for a holiday home and had already missed out multiple times on other properties

Unfortunately we now need to find somewhere to buy which is very difficult.

lakeswimmer · 23/02/2022 20:58

We had two offers from people who hadn't even viewed. One was £50k over the asking price Shock

Beees · 23/02/2022 21:00

Owww I'm in a similar position to your friends right now. Ours went on the market this week and we have almost 30 viewings booked in between now and Sunday!

We received an asking price offer within hours of it being on the market and without anyone actually stepping inside!

Our current plan is to give those viewing until next Monday to make an offer and work from there. I am hopeful we will sell quickly but am however dreading trying to find somewhere to buy as even getting a viewing these days is proving a lottery.

JustJam4Tea · 23/02/2022 21:02

0 and 1.

Friend had 15 viewings booked. She got 3 offers from 3 viewings on first day. Did second day, cancelled 3rd day…

Whinge · 24/02/2022 06:23

So it seems like it's not just her house and others are also being inundated with viewing and then multiple offers.

Wow!! It seems like it really is a crazy market right now. 😲I hope you both manage to find houses to buy.

Thank you. I hope so too and fingers crossed it doesn't take too long. I already feel like all I spend my days doing is refreshing right move. Grin

Volterra · 24/02/2022 08:02

We went on last Friday and have had no interest whatsoever.

Thatsajokeright · 24/02/2022 08:18

We were on for 6 months. 20/25 viewings. 3 offers. One for asking price but they wanted to complete in 8 weeks and we hadn't found anywhere to buy yet. Other was £60k UNDER asking price.

Didn't make sense; detached house, big garden, loads of parking, lovely village location. 🤷🏻‍♀️ sold eventually but it wasn't easy.

Lots round our way seem to be hanging around for ages. The only ones that are flying are quite dramatically under priced.

Sleepyhead777 · 24/02/2022 08:22

I don’t actually know how many viewing appointments as there were so many Shock - but it got an asking price offer after the first few hours on the first viewing day, then another, and another then went into best and final with four people bidding over asking.

I think the market where I am is insane right now. (London - where I can’t see signs of the “mass exodus” I keep hearing about at all!)

escapingthecity · 24/02/2022 08:24

@Sleepyhead777 I think there are some people coming back into London having left in 2020 and realised that actually they prefer being in the capital. And then others are people in London trying to find more space/a garden

KPB45 · 24/02/2022 08:32

We went under offer last week 🤞🏼😊 went live at 12noon Friday, had viewers book in for 3/3.30/4pm that same day. Had 6 viewings booked for Sat, another 5 on Sunday and 8/9 wanting to book during the following week.
By close of business Friday we had 3 offers over asking price. We allowed the Saturday viewings then decided just to accept the middle offer from the Friday (more than we ever expected it to be worth, buyers are chain free, allows us to move to rented and be chain free buyers 🤞🏼) Cancelled all other viewings. Fingers crossed it all goes through!

It's really interesting that there seems to be such a huge difference depending on where you live. Shock

Volterra I hope you get some interest soon, it must have been really disappointing to get everything ready, go on the market and then nothing. Sad

Thank you, it is a bit demoralising! We went on the day of the storm and the wind only stopped Tuesday, loads of people lost power and lots of people away. Looking at houses new on in last week only one is now under offer. Summer last year we got an offer on day 3 after 3 viewings so hoping it is just the timing and we get some interest next week.

PollenIsland · 24/02/2022 09:22

We sold our house in the midlands in the summer, and only did two full days of viewings, which partly filled up with people the estate agents had already got on their books as interested in the area. I think we had ten offers from those, and went with a chain free one that was a good chunk above asking price. I think we could have got more, but we were in a hurry.

stuntbubbles · 24/02/2022 09:55

Haven’t put ours on yet but friends have, a maisonette with no garden which you’d think would linger for ages post-Covid but it sold before it even went up on Rightmove. On the other hand a few up my road have lingered, but they are (a) at “chance your arm” prices and very dated and (b) next door to one of those creepy, mad, “is it going to fall down?”, witch houses that no one except the desperate would want as a neighbour.

Can I ask where in the uk you all are??

Is this a uk wide shortage of stock or are we looking at London /south here??

We sold in August in Leicestershire. There was a lot of interest, about 20 viewings over the first couple of days, I think 11 offers (we'd marketed it as 'Offers above X', and we accepted an offer of I think £30,000 above that from a buyer with no chain.

We're in the Lake District and the market is nuts. I'm another one obsessively refreshing RightMove. There is nothing to rent either so that's not a stop-gap option.

Our buyer is chain free and is prepared to sit it out and wait for us to find something as they really want our house.

PissedOffNeighbour22 · 24/02/2022 13:37

Both me and DP sold our houses last year to buy together.

We both struggled to sell despite them being lovely houses in nice areas. Our town didn't seem to be hit by the boom at all. Both our estate agents were shit and did sod all to help sell the properties.

DP's house had a lot of viewings but also lots of silly low offers plus a lot of people messing us around and pulling out of the sale repeatedly. He took a low offer and sold to someone who wouldn't mess us around.

I had less viewings and also took a low offer but they took 8 months to complete the chain. In that time several houses close by sold for more than mine despite mine being extended with a larger plot. I wish I'd relisted instead of waiting. I also wish we'd listed both at the same time rather than wait for one to sell before marketing the other.

The house we bought wasn't affected by inflated prices either as it had been for sale over 5yrs.

Charlottemh · 24/02/2022 13:38

Sold my flat in London last March after having been on the market for a year with three different agents. 2 bed flat with no outside space. Had a fairly consistent number of viewings (talking like 1-2 a week, not numerous in a day!) but only got one offer, after a year, just before the stamp duty holiday ended. Was so difficult.

And then I couldn't find anything where we wanted to move (Kent/Surrey) so have wound up back in London again! But at least we have a garden now.

SE13Mummy · 24/02/2022 14:25

Parents selling, chain free, in the SE. House is in excellent condition, good sized 4 bed property, decent garden, off-street parking, quiet road, good location for schools etc. etc. and they've had two viewings in the month they've been on. Granted, one has offered but that's quite a bit below asking price. They've accepted and things are progressing but I'm really surprised by the lack of interest.

Snowpaw · 24/02/2022 21:45

5 views, two offers. Accepted asking price.
