Hello.

Just wondered if anyone had any advice or opinions.

I've got my house on the market at the moment with Strike, an online estate agent. I was considering a private sale but figured I needed to get it on Rightmove so this type of estate agent was a good option for me.

It went on the market 2 weeks ago. I had quite a few viewers in the first week but not so many in the second week. Two people have made offers but neither of them is ready to proceed as they haven't sold their houses yet. My house is not a first time buyers house, it's a 4 bedroom family home.

I am starting to worry because of the lack of viewing requests. I spoke to a couple of estate agents before settling on the online one. However the estate agents that I spoke to have come back and tried to get my business by saying I should have sold my house by now and they will put my house on the market etc etc.

It's really stressful and I don't want my house to be on the market forever! I thought houses were selling really well at the moment. My house is in very good condition, it's clean and well maintained, nice area, good schools nearby, and reasonably priced compared with other houses in the area. So I don't understand it. Is it still too early to start worrying?

I don't really want to change estate agents as this will just cause me more stress and worry. Just looking for some opinions from people who have been through this recently.

Would you be willing to do a little work?
If it's plasterboard then id knock the wall through into the dining room.. it would make a huge difference. .. there is a lot that could be done to improve flow but for the asking price I would not feel it is worth it. Imo it needs a lot of work to make it up to date (bathrooms are my guess original so 2002 ish) and so on.
Again as pp have said, no work has been done since 2020 to justify a 70k ish increase in price....

Would you seriously not buy a home for any of these reasons ? (I can understand not wanting to live next door to a social club, but there is nothing she can do about that, but the rest) Confused

I think it is a beautiful home OP, and beautifully presented. Smile

Given a choice betweeen 2 otherwise identical homes I'd choose one with a hall, but as there is access from the from to the kitchen, then all the "bringing shopping in on a wet day" footfall can come in the side of the house. I've never been able to see into any of my living rooms from the kitchen and have managed to get 3 children safely to adulthood Confused

and if that is what the buyers prefer, then they can do that, but having one room less is offputting for may buyers, so OP would be silly to change the house to something only some people might prefer.

Get rid of the garish coloured towels on bathroom, you wouldn't believe how much little things make a difference.

Agree about the pictures and put the big sofa in the living room.

I am firmly in the “don’t bother with this sort of faff” camp. A cheap plasticky doormat and some towels isn’t going to change the house from being next door to a cricket club and backing on to an A road. The towels aren’t the issue; the price is.

I agree it can seem pointless doing work to their taste but ultimately that is what will sell it. For 330k you can buy a lovely house with a hallway in this area which isnt next to the club..
If you want 60-70k more than you paid less than 2 years ago then you need to do something...
It's a family home above average price but nothing is above average about it.
Just being honest.
If you want max prices then you need to make some changes. Or lower the price.

Not sure how the agents have come up with that price given you bought it just a couple of years ago. The bathrooms both need replaced and it needs redecorating. Decorating doesn’t bother me but when you combine it with everything else, it puts me off. Your location as others have said will cause an issue. I don’t like the downstairs layout.

I work in a roughly connected role and I know a lot of people won’t view property with an online agent.
