Building regulations query

Can someone explain how building regulations work?

We’re looking at doing some work (fitting new window/knocking through to garage and creating bathroom and utility). From council website doesn’t look like any planning permission is needed but building regs are. Do you do the work first and then council song off afterwards? Or is it a builder that signs off? What if you’re doing the work yourself?

They will usually have to inspect at different stages.... for example to see if the foundations are "right" for what is going above.
No, the builder doesn't sign it off - it is the person doing the work that is being inspected, in order to make sure you are safe in your home (and any people who live there in the future are safe in the house)

Agree with PP, usually they inspect before and during the works and will expect to see certain things like RSJs have been installed correctly and then do a final check on completion to sign it off.

So, if we’re just getting a builder in to say knock the wall down and fit RSJ, I have to arrange for the council to come out before, during and after works? That sounds like it will be difficult to organise! Any idea how much council charges? They unhelpfully don’t let on on their website.

We are doing a large extension & renovation We've just had quotes in from a council building control inspector & independent ones, most of them work to a scale based on the amount of work.

Ours is large and our council quoted £625 inc VAT
one independent buildings control inspector quoted £595 inc vat
Another independent quoted £1250 inc vat

Can you look at this? It was £60 for my local area to knock a wall out. It had to be done 6 weeks in advance.
Sometimes especially with house sales in can be done retrospectively or by taking out an indemnity. Best to just get it done though.
