What would you do with this house?

Just that really. What would you do with this? It's a keeper, I love it and plan to be here for at least ten more years. But it's top heavy now I've put the loft conversion in. Also it's an over the passage Victorian terrace so is wider upstairs than downstairs. It's not really a problem in terms of how we use the house (teenagers!), but there is no downstairs loo. Four of us and only one bathroom. So, I'm thinking...

  1. Toilet in cupboard under stairs (off kitchen). Doable with macerator.
  2. side return extension plus small lootility in an end corner of kitchen
  3. side return extension, loo in under stair cupboard as above
  4. turn current bathroom into an ensuite from large bedroom, and turn the back bedroom into main bathroom (it's currently a spare room)
  5. put ensuite in loft (not sure where/how)

What would you do? Thank you in advance for your thoughts.

Just to be clear, I'm dithering between the above options, not planning on doing them all!!

Side return extension, adding a utility room if possible and separate w/c. I wouldn't put a macerator in though

Depends on how much you want to spend. I've heard bad things about macerator toilets and would prefer not to have a toilet off of the kitchen, but it'll be your cheapest option by far.

I'd probably turn one of the smaller bedrooms into a bathroom, as a 4 bed/2 bath house makes more sense than 5 bed/1.5 bath.

Does your downstairs feel too small, or is it just the missing bathroom that's an issue?

If the spare room doesn't get used then I would think about turning that into a bathroom and using the current one as an en-suite.

I have seen that layout with a slice taken off of the bit between the living and dining rooms and a loo and or utility put in there.

I have a very similar house to you. Are you planning to redo the kitchen or is it already done?
We swapped ours rooms to put the kitchen into the darker middle room as u shape (easier to light) with a small dining area with built in bench and cupboards above on the other side (high ceilings and although a bit awkward to access ideal for baking stuff and fancy glasses etc)
It then freed up the nicer rear section for an l shaped sofa looking out onto our garden and view at the back - lowering window so I could actually see it and knocking what had previously been a narrow kitchen and narrow utility into one.
The kitchen isn't huge but has loads of worksurface.
I hid the washing machine and extra fridge and freezer built in under counter on a long run in the rear sitting room in the space behind back door with TV above. Utilities in long narrow spaces are awkward so we decided to hide it all in a more multi purpose space.
Having an extra TV area for the kids has made the house feel so much bigger

Hmm, some new ideas thrown in the mix! This is going to be tricky...

The kitchen is newish and quite nice - not my choice but perfectly good. It has a small dining area at the far end so we eat there, not in the dining room. I'm daunted by the idea of the disruption of a side return extension, but would it be worth it? Money wise, I'm prepared to spend for the right thing. Downstairs does feel slightly too small, but only when I have people over. For the four of us it's ok. Some days I think it's fine as it is, and only needs a downstairs loo, and other times I think how lovely it would be to have a big kitchen diner with double doors looking out on the garden.
