How quickly did you start getting viewings?

We’re almost ready to list. Will be 100% ready to go by the end of this week. DH works away from home and will be away for a couple of weeks as of next week.

How feasible is it to juggle a young toddler, part time work & viewings on my own?
I have childcare while I’m at work (but not at any other time) but the childcare is in our house so the house is never empty.

Did you do viewings yourself or have your estate agent do them? Is there a downside to doing them yourself other than not having experience? 🤔

@KPB45 we are in the same situation, my partner works away 6/7 times a year for a few weeks at a time. Although I have friends not the kind who can pick up kids after childcare and it makes it very tricky. We are moving to a very high demand area. Houses sell within days.

Good luck and hopefully your estate agent is as kind as ours and makes it work

Just wanted to come back and say thank you for all your advice!! Went in the market at 11am today 🤞🏼😬 first viewing at 3pm and we had an offer 10% over asking price within 5 minutes of them leaving 👏🏼🥳

We listed on the Monday…had 15 viewings lined up the same day. Sold first thing Tuesday morning - only took one day of cleaning and getting out the way - Phewwww.

EA showed them round.

This is us except it went on on Tuesday and we accepted an offer Tuesday after.

Listed on a Wednesday, decided to have. Single day for viewings (the Saturday). 14 viewings arranged. Had 8 offers by the end of the day.

Our listing went live on Friday at 4pm. We had viewings 10am - 5pm constantly on the Saturday, same on Sunday, and then more between 5-7.30 monday, Tuesday, Wednesday, Thursday.

We done then ourselves with a 3 year old and 7 year old. No way could I have done it by myself, me and my husband tag teamed taking the kids out.

Well done OP! Grin We had our sale fall through so are relisting after a few months of faffing. We got a new agent and he's got us four viewings even before the advert went online. Shock We're now on Rightmove and I'm hoping to sell fairly quickly but it could go either way really. Fingers crossed.

My EA advised us to do an open day so he'd book people into individual apts one Sat between 10-4pm. This will save on the continual cleaning and all the stress so might be worth doing for you.

We sold last year, in the first week of being on the market we had 12 viewings booked in so we went to Wales in an Airbnb for the week. Meant the house was immaculate and they could book in viewings at anytime - we ended up getting 3 offers by the end of the week. Could it be a good chance to go and visit family if the viewings start getting booked in?
