Selling first home

We've finally finished our renovation which started 5.5 years ago and are going to be selling soon.

I have no idea what we do. Is it just call an EA / agents and then get some valulations? We need to massively declutter and have some finishing touches to sort out but we'd like an idea of what the place is worth so we can work out whether there is any value in doing some other things before we sell.

Do estate agents come out even if you don't plan to put it on the market immediately? We have some inheritance coming in April which we will definitely need to try and move up the ladder so even if we sold in a day, we wouldn't start to look until April.

We looked on rightmove for sale and rightmove sold for an idea ( in both our selling and buying areas).

EA’s visited and gave us their indications. We chose our favourite EA and they came back and took photographs and drew up draft particulars for approval - note - for this stage, better when you’ve decluttered!

Good luck

We've recently put our first home on the market.

I went on Rightmove and sent enquiries out to 4 EAs that I had heard of.

I had 3 of them out to do valuations the week before Christmas (the 4th had Covid) and I went with the one I liked the best. He also happened to give me the best valuation and had the lowest fee, but I chose them because he seemed actually interested in my house.

I was asked my timeline and, as we needed to declutter, we said we needed until around mid January. No worries at all, we booked a date in and went on Rightmove the day they came out to take photos.
