I've posted on here a few times - we've been trying to sell DM's house since last August and had all kinds of setbacks with fraudulent estate agents, forged signatures and so on.

With that and the fact that DM had an unusual house that was tough to sell, she didn't get a buyer til January. We've been desperately searching for a property since - I'm going to be living in the main house with DP and DC, and DM is going to live in an annexe. It's been impossible trying to find anywhere with the room to build the annexe and of course, prices have been rising.

On Saturday we finally found a house within budget and that has the most marvellous space - plus the annexe is more or less already built. Such a huge, huge benefit as we were expecting to have to build from scratch. It's the only house like it that's come up in 6 months of looking every day.

It's very unloved and needs LOTS of TLC, which is fine by us. We offered full asking price....but then so did two other people on the first day of viewings......we had been hoping that due to its poor condition other people would be put off....

So it's best and final offers today and I am BRICKING myself. We've offered a good price that's well above asking - but it's nowhere near 10% extra. Been checking out best and final threads on here and it seems that people have been offering 10-15% over in order to secure a property. We're nowhere near that!!

I was feeling like we had a decent chance of winning, but now I'm thinking we probably don't. We've done our best with the price but have had to take into account that building work needs to be done, plus repairs. I've told the estate agent why we want it so badly, and that we're proceedable, don't need a mortgage to buy, and there's no chain below DM (hers is a cash buyer). We're near the Welsh border/West Mids.

Best and final offers have to be in by 7pm tonight and then apparently we should hear shortly after. I'm going to be a bloody wreck all day today!!!

Good luck. Hoping it all works out for you. You sound in a good proceedable position that can be far more attractive to the vendor than others "splashing the cash" that may or may not actually transpire when it all moves forward to exchange.

Our house went to best & final offers a few weeks ago. We marketed at £330k and had the following offers:

£310k (B&F £325k if we complete by April) - Investor
£325k (B&F £330k) - First Time Buyer
£342k (B&F £345k) - Cash Buyer
£343k (B&F £343k) - Cash Buyer

We went with buyer number 4, even though they weren't the highest bidder, because they rent a house a few doors down, looked absolutely delighted when they left the viewing and had put a letter through our door when the EA board first went up expressing their interest.

As we were already over asking, it was more important to me that someone who loved the house got it.

You will also see that we did not achieve 10-15% over. More like 4%

Have you put your good position in writing, alongside the financial offer? I would definitely make this as clear as possible, not just rely on the EA to pass it on.

Is the amount you bid your absolute best foot forward? I see so often people say 'can we go back and offer another £10k?!' when they've already lost out. It's really surprising what people are willing to bid. However, proceedable position and other factors (family rather than an investor) can have as much weight as the cash amount.

In April last year a house we were interested in came on the market at 149950 (also a fixer upper) it went to best and final with the winning bid coming in at around 170000 we were second at 158500 so didn't get it but I then got a phone call in August as the original buyer had pulled out asking if we were still interested. We got the keys in December and are on fixing it up. The call in August coincided with my elderly uncle passing away and leaving me enough to actual fix it up all at once.
Fingers crossed you get the house but I'm also a believer in fate so think if it's meant to be it will be.

We recently won a house after best and finals
There was ALOT of interest, it's a very desirable area..

We went so far over asking price it's actually sickening but we really needed that house (location)

We’re waiting on people’s best and finals for ours with 5 offers coming in this morning after the weekend.

Although it’s easy to be swayed by the most money, we’re also considering security of them proceeding (which the EA has assured us they’ll check on finances), how fast they want to move (we’re yet to find somewhere so don’t want to be huddled out) and we’d also like it to go to a family if we can as it’s a big home and not many of them come up for families to buy.

What I’m trying to say is that it’s not just the amount offered that influences decisions.

Best of luck, we lost out on a gorgeous house recently, we could only afford to go 5.5% over the home report value and were only 5th in line, I was pretty gutted, but we couldn't afford any more. It'll be very interesting to see what it went for in a few months!

We've found a bigger property for 51k less than we offered on the way house. Its not perfect, but its more of a blank slate that we can add our own character to as we go along.

OMG we got it!!!!!!!!!!!!!!

Apparently our best and final offers were very close but the reason we won is that the vendor originally bought it for similar reasons for us wanting it re disabled accommodation for a family member. They liked the idea of it passing to another family where it could make a real difference like it did for them. They understand the difficulties in creating an annexe with good access for someone disabled (my DM has cerebral palsy).

Oh my goodness I’m just shaking.

The house was on for £250k and we offered £267,500.
