Replace downstairs loo with washing machine and dryer

Would this be a stupid thing to do? Would it put off future buyers? Not that we are planning to move any time soon.

We have a total of 3 toilets in the house, 1 in the master en-suite and one in the family bathroom. No space for a dryer in the kitchen.

Thoughts?

My last 2 houses I was lucky enough to have large walk in cupboards and that was where our condenser dryer went. In our current house it's in the garage along with a chest freezer. Is something like that an option?

Another saying don’t lose the d/stairs loo
and move the washing machine &tumble dryer upstairs- stack them to save floor space.

My brother and his wife have this. There are four of them in a townhouse and the original house had a downstairs toilet, WC on middle floor and family bathroom + en suite on top floor. They didn’t need 4 toilets so made downstairs loo a small utility. It works well.

I wouldn’t do it if you would only be left with one other toilet though

It is possible to install appliances is a loo or a bathroom but you should use a fused spur.
You can located the sour outside the room depending on space and zones.

This is your house for you to live in so build what you need. We were lucky our downstairs toilet had enough space for washing and dryer but it was a tight fit. It's very useful to have a sink in there for emptying the dryer water.

If and when you decide to sell, if it's a problem you can reinstate the downstairs loo if you leave the plumbing in place. You may find that's not necessary though.

You live in the house, so make it as you need it to be.

Mine are in the bathroom fine. No issue having the electrics installed for them but did have an issue with John Lewis refusing to deliver and install the washing machine into the bathroom!! They would only take it as far as the hall. Kept telling me it was illegal - it isn't.

I’d swap loo for mini utility like this in a heartbeat. Not remotely bothered about visitors using the upstairs loo, what is it they do in there that’s so horrifying it can’t happen upstairs?

Actually, building regs may not let you remove a downstairs loo if it's the only one. Its your call, but it may come up should you come to sell.

We put in a downstairs WC at great disproportionate cost, removing electrics, alarm, installing plumbing. We considered it essential.
We have a ‘utility room’ cupboard in the kitchen. It’s surprising how much you can get in a small space.

Unless you plan to move in a couple of years I would do it. If a buyer wants a downstairs toilet it would be a straightforward job to reinstate as all the services will be there.

I'm sure you've already thought of/ discounted this but wouldn't it be easier just to get a combined washing machine/ tumble drier?

I'd stack rather than have a combined washer dryer. Unless they've got much better recently.

We have just had a downstairs loo put in - it's nice but it's not gamechanging. Also got a family loo upstairs and an ensuite.

But I do love the fact that we now have a utility where I can shut the door on the washing, tumble dryer, cat food etc and not have it in the kitchen.

If we'd had to give one of them up it would have been the downstairs loo. So make it work for you. And I'd never lose the dishwasher.
