Hi all,

With my husband and 1yo son, we are considering moving to Hornchurch from South East London...we first wanted to go to Watford but it seems like we can have more for our money in Hornchurch. However it seems that Hornchurch is not as diverse than Watford, am i correct to think that? Any advice on a good area? And good nursery too please? We are working from home for now but still would need to go to central London and Canary Wharf some times, the district line is usual good, right ? I also see that Gidea park is a nice area but might be too close to Romford where I think it's a bit less safe, isn't?
My son is doing swimming lesson too so it's something we would like to pursue at Hornchurch.
Any thoughts on those areas from local mums?
Thank you.

@CellophaneFlower

I think the thing with Gidea Park is just that it's an affluent part of an area. It's not a town, therefore doesn't have a High Street, or much in particular going on, that's all in the town, Romford. It's like Emerson Park is to Hornchurch. Sought after and ridiculously expensive, but at the end of the day it's just a small part of Hornchurch with large, detatched houses.
^ this. Its the "posh bit" of Romford Grin Raphaels Park is bloody lovely though.

Hornchurch is the best place to live. Everyone is friendly and easy going.

CellophaneFlower · 14/02/2022 18:51

It is lovely in Raphael's. Always used to dream of owing one of those houses that back onto the lake.... until I realised a lot of them are pretty average houses but £££££ as they back onto the lake Grin I love the little bandstand and restaurant there Smile

Fellow Hornchurcher here reporting for duty! Not much to add that others haven’t already said but we moved to Hornchurch 11 years ago and haven’t regretted it at all, still love it here. In fact, we just moved house barely a 10 minute walk from our old house. Our son is nearly 6 now but we had a good 5 years here without him so it’s perfect for childfree and those with children alike.

I think with my obsession with GP, a few people told me it has a "village" atmosphere. And I didn't find that at all. It was just really dead to use the same words as the OP. Anyway, needless to say I have stopped looking in that area now

UncomfortableSilence · 15/02/2022 19:27

Another Hornchurcher checking in Grin I've lived here for 15 years, we were in Upminster before then. Adding to the general consensus that it's a great place to live. Langtons is my favourite place to go, Hornchurch country park is lovely, DH works in Liverpool Street and it's 40mims door to door but good to have the option to jump on the C2C if necessary. With your budget I would dismiss GP although worth having a walk round the gorgeous houses around Raphaels park. £700k in Upminster won't get you a huge amount and I would think you would be looking to do work. Please consider schools too, I work in a HX school and time goes so quick you will be applying before you know. Schools in Havering in general are excellent, Upminster schools you can't really go wrong and the majority of the HX ones are great too.

Hi all,

Thank you for your comments, I hope you are all OK.

Quick update: we went to Gidea Park yesterday and have mix feeling now. Raphaël park is stunning, it would be great to have a house nearby (not thr ones with their garden in front of the lack ahah) but there are no much going on in the area, few shops to survive lol and lot of traffic on the main road. My husband don't mind that as he is obsesses with parks lol... we really like Hornchurch town centre but so far prefer the type of houses in GP, both areas have good school and transport , so we'll see how it goes with our search. Maybe being close to Hornchurch Langton gardens and town center will suit us best, as we won't use the transport too often...We just put our flat in the market , had few viewings and will wait to get an offer to really start looking at houses but area wise some part of Gidea Park is still on the top 3...Upminster is expensive and we prefer Hornchurch anyway but being nearby C2C is a plus....... to be continued Smile

Ooh exciting!
Great idea to visit and check the area out.

By the way Raphael's Park is pronounced locally as "Rafe-els" not "raf-i-els"

Sallycinnamum · 27/02/2022 21:21

Another Hornchurcher here!

We are very happy here too. Great schools and parks and I've built up a lovely network of friends.

As we live near emerson park, I often hop on the train to upminster on a Saturday so I can have a mooch around M&S and Waitrose and meet a friend for a coffee.

We're spoilt with links into London too and the area feels safe generally.

I hope you find a lovely home OP.

Hello everyone,

Just wanted to give you an update. It has been a longer journey than expected but, we finally made it. We moved in Gidea Park end of August, have been busy unpacking, settling in and doing works (not done yet).....thanks all for your comments, that really help in our choice to move here.
Long story short, we had first planned on moving closer to hornchurch but that didn't work out....
Anyway, hope you are all well and don't hesitate to send me a private message if you would like to meet up sometimes.

Enjoy your Sunday afternoon!

Welcome! Hope you have a happy time here

areyouhavingagiraffe · 17/10/2022 10:49

@MumOfOneCutie same! Moved at the start of September. Even after my post about not liking it. I moved to a place near the Station, and I absolutely love it!

AwkwardPaws27 · 17/10/2022 22:28

Welcome to the area!
Check out St Kildas children's centre if you haven't already - they run lots of free kids activities (we've attended baby massage, a baby music group, stay & play etc all free of charge there).

@MumOfOneCutie
@areyouhavingagiraffe

I can give you a very thorough rundown in a bit as I've spent the past year researching due to my son starting next Sept! Will be back later 😊

I'm not including faith schools in this as we don't have a religion so they weren't an option for us. Also, most of the schools are oversubscribed so distance does often come into play, so it may come down to whereabouts in Hornchurch you are.

Unfortunately the latest government school data was delayed when I had to make my choices... I would have chosen differently if I'd had the latest information.

Harris Academy in Rainham is currently the 3rd highest achieving school in the borough. I would have gone with this school had I seen the results of the school I did choose, Abbs Cross and I'll possibly look to changing him if possible. Harris do push their students quite hard though. They now have a sixth form, which also might be a benefit. I wasn't keen on the fact they're part of such a large academy, but the current head is good and has really brought the school up to scratch.

I chose Abbs as it's closer for us. My son is more sporty than academic so their sports facilities, including pool, impressed me more. The school has really good drama/dance facilities if this is a factor. They are however the only school I think that are forced to take RE as a GCSE option, which I wasn't keen on. They have a construction course which I also thought may benefit my son. The current head is proven and brought the school up as was under special measures when she joined, I think about 8 years ago. Their results however have dropped in the last academic year. Whether this is a blip due to covid remains to be seen! The head did say they are the only school in the borough where every teacher is a specialist in their subject though.

My closest school is Brittons. It's never been a high achieving school and is 1 of the few schools that never fills all it's places. They had a really great head up until last June when he retired, he was actually head hunted to improve the school. He made a good start but now the lady who has taken over although she has been at the school for a few years, has not been a head before and it put me off a bit. I did like the school when I visited though but it's very dated. Apart from the astro pitches they have little in the way of sports equipment and are not a particularly competitive school. Apparently they are being granted a lot of money from their academy to start bringing the school up to date. My heart said Brittons but unfortunately my head wouldn't let me choose it!

Sanders is similar to Brittons results wise. I didn't visit it as it's more tricky to get to for us and if I were to choose a lower performing school I'd have gone with the one on our doorstep. Apparently it has a lovely feel to it though, it's a smaller school so less overwhelming.

Gaynes in Upminster is a strange one. It's been getting good results for a while now but has remained about half full. I believe this was as it performed terribly for many years and hasn't got rid of it's reputation. Also it's in a similar catchment to Hall Mead so I'm guessing it's second choice for most. I heard good things from it's open day but I didn't visit as it's a 2 bus journey. I did put it on our list though. Apparently it has a private school feel as the class sizes are so small.

Hornchurch High used to have a terrible reputation, so bad in fact that they had a special ofsted inspection due to the behaviour of their students. They brought a new head in, she was previously the deputy at Riverside in Barking which is a really high achieving school. However, she is extremely strict and the students have to walk around between classes in silence (as they do at Riverside) and I don't agree with that. I watched a video on their website and they looked like drugged up zombies so put me right off! They have great sports facilities though and their results have improved dramatically.

Those are realistically all the schools available if in Elm Park side of Hornchurch.

Hope that helps and feel free to ask on here or PM if you have any questions. And sorry to anybody I have bored with this ridiculously long post!
