Any conveyancers/solicitors here? Debate with mine over post-completion registration

I'm having a bit of a debate with the shit conveyancers who handled our house sale last year and not sure whether what they are telling me is true/possible or this is just another example of their incompetence.

I bought a new build (small development of just 5 houses) and we completed last April. A while back I was having a nosey at what my neighbours paid on the government sold prices website (www.gov.uk/search-house-prices) and noticed my house was showing not only the wrong transaction year - 2019 so before it was even built - but also a significantly lower sale price. It is also recorded as an ' Additional price paid transaction' as opposed to my neighbours that all show correct date and what looks like correct sale price and recorded as 'Standard Price Paid'

I got in touch my the conveyancer who sent me a screen shot of the LR portal and this message:
I can assure you that the registration of your property has not been registered incorrectly as the application is still pending at the Land registry. I have attached the screen shot of the Land registry portal here for your ease of reference (screen shot 1).
As you can see the application has been listed as received meaning it is awaiting processing and unfortunately has been delayed due to the backlog that the Land registry have following the impact of Covid.

So what's going on here? I'm not planning on moving anytime soon so very happy to wait for it to be resolve if it's just a waiting game, but it's just odd that mine is the only house not showing correctly and we had so many errors and issues with this conveyancer I'm instantly assuming it's something they've done wrong

The screen shot they sent shows they are making an application for a Transfer of Part which I assume is because there are common areas such as parking but don't really understand it and they aren't given me a straight answer so any clarification here also appreciated.

  1. It will be a transfer of part because the developer owned a chunk of land with all the houses and sold you a part of that land. So from a land registry perspective, they’re not just updating the owner of one chunk of land. They are working out exactly which part of it has been sold, altering the registered details of the remaining chunk, and creating a new entry on the register for the part that you bought,
  1. There are massive land registry delays. We had excellent conveyancers, bought early last year, and registration has only been completed this week. So I wouldn’t worry about the delay.

Definitely worth checking when you get official copies of the register that everything is as you expect, but nothing to really worry about for now.

As the PP has explained, it's invariably correct to have been a transfer of part. The developer will have owned the whole and is carving up and selling off parts. When you come to sell in due course, that will be a transfer of the whole as it will be a transfer of the whole of the land in your title

The delays at the Land Registry are dreadful at the moment. At the best of times, new-builds take far longer as they need to create the titles from scratch rather than just swap ownership but even that it taking months.

Thanks that's really helpful - I'll stand down on my 'discussion' and leave them to it & make a diary note check in with them in 6 months if I haven't heard. Not sure why they couldn't provide such a speedy and conscious explanation but those are definitely not their strong points Wink
