Edenbridge New Builds

We're in SE London at the moment and just accepted an offer on our house.

I've come across quite a few large new builds in Edenbridge thinking there might be quite a large community of new families (we have two very young children).

It is very rural but not too far from where we live now (about a 35 minute drive).

Does anyone know much about it? Good stories / bad stories from people having moved there?

I lived in Edenbridge about 10 years ago. I didn’t have children then but I was very happy there.
I used the leisure centre a lot and a pub for food that’s probably not there any more.
I don’t know the new builds at all but it was a safe, quiet place and I’d go back there any day!

Edenbridge is a great place to live. The new builds i assume are the ones near the top station? (Edenbridge Station) It has diversity in shape of travellers sites and million pounds houses. The cultural diversity is not as high.

Some things to take into consideration.

There is 2 stations. Edenbridge

with links to Tonbridge and further or Redhill the other way and Edenbridge Town. Uckfield London route. Locally known as the station(Edenbridge town) and the top station (Edenbridge)

There is only 1 primary school in Edenbridge. Many apply for the village primaries like Four Elms, Hever, Chiddingstone. You can only manage that if you have a car to take them back and forth

There is no secondary school. The closest is Oxted 9 miles away. Children tend to go Oxted, East Grindstead, Tonbridge, Sevenoaks and Tunbridge Wells. They get there mostly by busses or train. There was a issue with this a few years ago where 28 students were allocated Cranbrook secondary the local mp got involved and is actively working on dealing with this.

Local mp is Conservative but got to say a very involved and active mp.

Edenbridge is in Kent so is the grammar system however due to being on the border of Surrey and Sussex you do get wider options for schooling. From the 15 my ds and dd3 went to school with they went to 8 different schools spread over 4 counties, so a large split occurs at secondary level

If you are commuting to London the trains are once an hour often with a change in Oxted on the way back.

There is not a lot in form of shopping bar food (A farmers market every Thursday) there is however an amazing butchers, Lidl, B&m, small Tesco and a Waitrose. However easy access to Sevenoaks Tonbridge Tunbridge wells Bromley East Grinstead and Crawley if you have a car.

There is a LOT of active sports clubs and an amazing youth club run by Anthony Shipwright for teenagers. Dd2 went to Moldova with them 3 years ago and ds went to Mexico 4 years ago both with a charity that builds houses for people they loved it. The leisure centre pre covid used to have a holiday club too. Since the Eden center opened there is a lot of clubs for adults too.

One amazing firework display and parade each year where they always burn a 2nd guy of a celeb who has been an idiot that year.

As your children get older you need to be willing to do some travelling for them to ensure they can keep up with further afield friends. Ds went to school in Tunbridge Wells and one of his friends lived in Wadhurst it was some organisation between parents to sort. Dd1 and 2 went to East Grinstead for schooling and it took some organisation at times to ensure they all got to where they wanted to be.

I do like Edenbridge as a place to live but you are chosing the more rural lifestyle and it comes with some considerations.

Please ask if you have other things in mind

Edenbridge is a lovely place. I'd move there in a flash.

Great response ! I had a quick look myself. Waiting on Sevenoaks school results tomorrow. We might be moving this way from Rochester. Thank you for this detail.
