Hello!
We have finally had an offer accepted on our flat and can start looking at a house. We are thinking of south west as we have friends around there, and not too awful drive to the midlands where we have family. Commute into central for work is still important unfortunately, starting to think that what we want doesn’t exist!
We are open to up to 800k house, with a garden, good schools around and at least a nice pub for a Sunday meal. Would love something with a village feel but not so quiet that we have nothing to ever do.
Eg: would love teddington but it’s too expensive ..
any thoughts ?

If you are worried about plane noise then don't do Whitton. Out of Carshslton and Whitton I'd go for Carshslton every time. It's lovely, good value, Sutton is a brilliant Council. Good schools too, the non grammars are still good (Kingston has grammars too, but really non villagey).

Cheam is good too.

If you are looking at Carshalton, then Carshalton Station is on a faster line than Beeches. The Sun is a lovely family friendly pub near there. Great primary schools. I know less about secondaries. Not as easy for the Midlands though. I guess you would drive 20mins to A3.

If you're after village-y, have you looked at Thames Ditton? Would tick the good schools and decent pubs boxes. Although it has some ridiculously expensive property, there are 3-bed houses on the market in your budget. Trains are half-hourly and take 35 mins to Waterloo.

@SD25

the train service isn't amazing from Teddington. I used to work there and it's obviously, a) slow and not that regular, but b) was prone to delays and cancellations. if you don't need to be in London regularly it's not so much of an issue but worth considering.
On the other hand if you are the Twickenham end of Teddington it's easy to go to Twickenham station instead and catch the fast train from there. The worst station in Teddington to be near is Hampton Wick as if a train is delayed that station will often just be skipped out.

I coudn't live in Isleworth in the Woodlands area due to the airplane noise. Hundreds of airplanes per day. Moving to Isleworth was the worst decision of my life.
