Which house would you go for? (Priorities)

House 1: 3 beds, south facing garden, gorgeously "done", no real storage space and 2 shower rooms (no family bathroom). Conservatory, kitchen/diner and (small) living room.

House 2: 4 beds, fair amount bigger, north facing garden, 3 bathrooms (1 wet room, 1 shower room and 1 family bathroom). Big kitchen, dining room and big living room.

I very much like both but one worries me more than the other in terms of making a commitment to live there.

Advice welcomed! We are a couple with a baby due in June Smile

If you are starting a family, storage and space will be so important so I'd go for house 2. My parents have a North facing garden but the top end of the garden is lovely and sunny in the afternoon. If you are planning on it being your family home for a long time, schools would be a good starting point too.

House 2 without a doubt. No storage space is awful. No bath would be no good for a baby.

I've been for a 1 before and have ended up a few years later with a 2 and a lot worse off money wise. Should have just gone for 2 first.

I would not go for a north-facing garden, but I can understand you wanting more space.

I would always prioritise area, so can not judge on what you have put in your OP.

Where I live the bigger house could be worth less than the smaller house dependent on which road/area.

There are a host of factors which matter more to me than just size, so long as the house has enough to meet baseline requirements.

What is the development potential of the smaller house for example?

Are you a keen gardener that doesn’t like baths or are you a young family that’ll need to bath kids and store the mountains of crap tht small children accumulate. I had a north facing green when my kids were little - I missed the sun but it was great in the summer as they were always in the shade running around not over hearing. When I wanted to sit in the sun I used to sit on my front step 😬

I wouldn’t want a north facing garden, but I would want lots of storage. So I will vote neither.

I couldn't live with a north facing garden. If it doesn't bother you then house 2 for sure.

House 2 definitely. I’m a keen gardener and I’m on my second north facing garden. Unless it’s tiny and overshadowed by the house, then you get sun.
I never get this fear with North facing gardens unless it's a house with a postage stamp for a garden.

I have a south facing garden and the whole lawn is in complete shade by the afternoon but my patio is in blazing sun and when you want to enjoy a bbq outside, you are literally melting. Not to mention we can't see the TV for sun.

I have a house with a north facing garden after having a south facing one and I prefer the north. The south facing garden was relentless in the summer and we couldn't enjoy the garden as it was too hot. North facing garden we get sun morning and eve with some much shade for little one to play during the day without being in direct sunlight.

I absolutely wouldn't have a north facing garden. I had one before and it was awful. It wasn't small but you were always in the shade when you had dinner outside (you don't want to walk down the end of the garden when you are eating. So I vote neither

House No.1 you can get a baby bath and I wouldn't buy an excessively large house to store stuff all the clutter would make me ill you dont need to store too many kids things anyway its unnecessary and you can get furniture to store things

Actually I vote neither too House 1 too small House 2 large but North facing garden

Another vote for neither, but at a push 1 - I wouldn’t buy a house with a north-facing garden.
