Landlords who have sold - advice sought

I have a flat, currently tenanted, which I am intending to sell this year, and looking to hear from anyone who has sold. How did you handle the timing? Did you wait until the tenants had moved out, or start the selling process while they were there and completed when they have moved out?
I don't want them to be inconvenienced by viewings, but obviously they need two months notice. Did you find agents were sensitive to the tenants privacy when arranging viewings? Any view whether it would look better to prosepctive purchasers while inhabited, or empty? The tenants have kept it imaculate so far, tho' they may not be so keen to keep it tidy if they think it could delay the sale...

Thanks, yes the CGT change is one of the reasons I am thinking of seling. Plus we are a bit heavy on property as we also have two other flats and two commercial buildings as well as our house, so thinking we should invest a bit more diversely...

I sold a flat that was tenanted, I guess i was lucky as the buyer was willing to wait til the tenant moved out before we completed but we exchanged beforehand.

MrsGuy, you may not want to say, which is perfectly ok, but in what other areas are you thinking of investing?

We have a number of investment properties but I am also thinking we should now look at other forms of investment but don't know where!

No problem with saying (emerging markets), tho' am not recommending as have no insider knowledge. I also need more liquidity as both DC will be going to fee paying schools soon
