Sound insulation / noise transfer between houses

Hi. I'm hoping someone can advise on sound insulation between houses. This strikes me as quite a tricky aspect of house buying for those of us who are light sleepers, or work shifts, or just like a bit of peace and quiet. Obviously it's very hard to tell just from a viewing or two whether noise is likely to be a problem in any given property, and I doubt we can rely on sellers or estate agents being all that candid if asked.

Our current and last properties have both been detached and we've not had to worry too much about this, but we're now looking to move and most of the options available are semi-detached or terraced. There seems to be such a wide variation in construction though, so one semi might be a nice solid build with little noise transfer but another on the next estate might be much flimsier (or just have nuisance neighbours) and I've read some real tales of woe from frustrated homeowners, tired of suffering regular disturbances.

So, I'm wondering if the answer is to ensure we set a bit aside in our house buying budget to cover potential noise insulation improvements, but I don't know enough about it to be sure either how effective it might be or what a realistic cost would be. Probably a 'how long is a piece of string' question, depending on the house, soundproofing spec and installer.

Is there anyone on here with experience of this (either as a homeowner or a tradesperson) who could give me a few tips, please? If you've had soundproofing done on your home, was it expensive and was it worth it? (Or maybe you've not had it done but wish you had?) I'd also be interested in any more general points/considerations when it comes to non-detached properties. Thanks in advance for any advice you can give.

I’ve lived in a Victorian end terrace. Our neighbours watched tv on full blast -we could watch ours on mute and hear what was going on from their tv!
We spent ££££ putting thick insulation backed plaster board up & re plastering that side of our house. Total waste of money as sound travels through joists not just walls so it didn’t even make a tiny bit of difference.

Moved to a 70’s semi and thought it would be better. We could hear them having sex, laying the table, their blaring tv. I used to tiptoe round and watch tv with the volume down and subtitles on thinking if we were really quiet maybe they would also be quiet. I couldn’t go to bed until they turned their tv off at nearly midnight every night -I was up at 5:30am for work.

It made me ill.

We overstretched ourselves but now live in a detached. I will never live attached to anyone again.

Watching with interest.
My husband has just put up sound proofing on our party wall, our neighbours installed new internal doors and we can hear them banging.
Never used to hear a peep from them for years. Unfortunately, it hasn't solved the problem.
As Post Ghost says, sound travels through the joists, too.
I'm hoping someone else comes up with a solution on here.
We've talked to our neighbours about the banging, they have tried to minimise it but no joy. We like our neighbours so it's not as distressing as it could be, but really annoying some days.
Sorry this has turned into a rant. I wish we could afford a detached houseSad

Stay detached, it is doable but the costs are high

Mid-terrace here. Had sound-proofing installed to bedrooms as part of major refurb, it made no difference. Can still listen to The Archers on one side and a spot of grime music on the other! I've learnt to live with it. I have tinnitus so it almost acts like white noise Grin

Interesting! I can't offer any advice I'm
afraid but we were thinking of sound proofing as we are suffering in a mid terrace with noisy neighbours. I'd also definitely stay detached if you can. We can't afford to move atm but detached is certainly the dream!

Thank you all for sharing those thoughts and experiences - that's really helpful. If a little troubling! We could possibly stay detached though it would definitely be at the upper end of our budget - there seems a very large premium for detached and now I know why! The real problem is that the area we're looking at just seems to have a very small proportion of detached houses so it'll restrict our choice massively, but ultimately we may just have to prioritise this over other features. Especially if it saves us from being subjected to a nightmarish Archers plus grime music soundtrack. Grin
