How much for replastering?

We are about to embark on a full renovation of a 6 bed Edwardian house in North London. All the ceilings will need to come down during the rewiring and we'd like an idea of what to expect in terms of cost for the following:

14 ceilings taken down
All ceilings put back up after rewiring
All walls re plastered

We already have the rewiring quotes so it's just the plastering etc we are unsure of. Obviously we'll be getting some quotes but would like to know if anyone has had this kind of thing done recently and what to expect in terms of cost.
It's terrifying!

Depends. How big are rooms. What do you mean by replaster? Skim or chip old off? New boards?

LilaGrace · 05/02/2022 16:04

New ceilings, but just skim other walls.....

Our bedroom reboarded ceiling, covid and skim walls was about £1k East Midlands

That's cheap coving not plaster.

Prosperhigh · 05/02/2022 16:41

I’d say where I live in Scotland that would be about 10k-14k. Not sure about London prices though op sorry

We had a property gutted and re-boarded. All walls, cupboards, alcoves, above stairs, ceilings. Similar size house to you.

I went with a local plaster 15 years ago and it was £6,500. He asked if he could fit it in around other work and reduced the price to £5,000. It took a month longer but I enjoyed the savings as we weren't living in the house so it didn't matter. We are in the south.

But... all the lovely Edwardian covings and roses Shock

Why do the ceilings have to come down for a rewire? Take the carpets up and do from above?

LilaGrace · 05/02/2022 17:34

@beautifullymad I would love it if the price was anywhere near £6500! I suspect it will be 4-5 times that now unfortunately.
@WinterDeWinter the ceilings are all wonky and bowed in places- and have long strips of wood running across them in many of the rooms. We'll replace any coving but most of the ceilings don't have roses.

@Prosperhigh makes sense, so probably looking at about twice your quote in London.

Getting the plaster coving and ceiling roses replaced will add significantly to your cost compared to any quotes you are being given for plastering especially if you plan to get copies made of same designs (hopefully). I love my wonky ceilings with its coving and roses.

Prosperhigh · 05/02/2022 18:04

@LilaGrace an alternative to pulling down the ceilings is just to frame it out and put up new plasterboard sheeting over the original then have it skimmed over. You would lose about three inches of height in the room though.

I’m not a fan of reboarding and skimming period properties, personally. When we first bought this place and were getting it rewired, a plasterer tried to talk me into it and said all the original plaster was blown as we might as well get it all out , board and skim. Quote was £6500 but that was 3 years back. Glad we didn’t tbh. I didn’t know much at the time (clearly) but the plaster is about 98% sound and just needs patching up around windows and either skimming or lining has been fine. Has cost about 1/5 of that original quote.
