Do you have to do local searches for a remortgage?

Currently remortgaging with a new lender, same property. The conveyencing solicitor reckons he's 99% sure we'll have to do the usual searches you do when you buy a new property. Never had to do this before. Has anyone got any experience of it? Remortgaging to Halifax.

We did remortgaging recently. I don’t think the solicitor did any searches, at least it wasn’t mentioned. The evacuation was done online.

Should only be title searches. Basically to check no other charges on the property.

No we didn't do local searches when re mortgaging maybe it depends on each lenders requirements

I've remortgaged each time my current deal expired. Never had to engage a solicitor of my own.

The new lender should deal with their own conveyancing, likely to include searches and a simple drive-by valuation.

Remortgages are usually much lower loan-to-value so the hoops you need to jump through won't be quite so tricky

I'm buying out my ex so the mortgage is huge. The lender valued the property without seeing it. I'm worried that the searches will delay the process and the mortgage offer will expire
