How much did it actually cost you to move ?

I've read lots about the associated costs of selling and buying a property (EPCs, estate agent fees, stumpy duty etc) and finding it hard to really know how much its going to cost us to sell and move but wow it seems like its going to be a lot of money!

How much did it really cost you to sell your property and move up the ladder ? If your kind enough to answer please include how much you sold your property for as this affects some of the fees involved.

I feel like its going to take us years to be able to save up for everything which is hard when we want to move so soon.

We're selling for 300k, buying for c.600k and fees will be as follows:

Stamp duty on new purchase - 20k
Solicitors fees for sale and purchase - 3k
Removals fees - 2k
Mortgage broker - £300
Mortgage product fee - 1k

So just over 26k and I may be forgetting some costs!

It is also important to have a healthy contingency in case the buyer of your property renegotiates following their survey etc. You need to allow for wiggle room in your budget as otherwise it'll only make the process so much more stressful.

For my recent sale:
Estate agent cost 1% of sale price, this was standard in my area
Solicitor around £900 (sale only, would be more if buying at the same time)
Removals £2200

For buying (separately), we're getting quotes around £2200 for solicitor, then we'll have stamp duty (dependent on property price) and removals (dependent on distance) on top.

I THINK we will be looking at around 20K to move (selling 375K purchase 450K)

I don't think it would be too bad if it wasn't for stamp duty tax but its just crazy how much it costs

Our chain collapsed just before exchange last year, and we are staying put. But we had planned to move 3 miles down the road from a £170k flat to a £300k house.

It would have cost £15k all in.
