Dilemma

My landlord is selling, I've rented for 9 years and been very happy here. The estate agent came over yesterday to take pics and measurements and told me not to worry as the flat is being marketed as an investment/buy to let and I should be fine to stay. An identical flat has come up next door from April. I don't know whether to grab that one or stay put!! If no one wants to buy to let mine it will be put on the open market but he said it could take months before I have to move out if this is the case. What should I do??

In your situation I would move. Constantly not knowing whether I would be given notice would stress me out much more than just moving.

I would also move as rent cound be increased

You have to put yourself first. Enquire about flat coming vacant. Go to look it over. Do you like it? Is rent similar to what you are paying now? You only have to give 1 month's notice to leave. I say this as a btl LL myself. You do not know who you might get as your new LL. They could raise tent.

I would investigate the new flat further, rather than live with the uncertainty of the current one. At least you won't have far to move if it's offered at comparable rent and condition!

I would move... even if marketed as an investment doesn't mean it will continue.....and a lot of stress for you whilst it happens...

I've since discovered that the flat next door has no end of issues, flooring not right, boiler and cooker doesn't work. The landlord sounds bloody awful. Do I stay here and risk being homeless or move next door where nothing works ! Rental flats are as rare as hens teeth where I am and everyone is in competition for them.
