Finding it all a bit too much

Ok, so I hate hate hate property buying and selling but needs must and we have sold our lovely cottage and moving to a three bed Edwardian semi - we hope. The reason I say we hope is because the vendors haven’t found a property to buy. I realise it’s been all of about three weeks since ours sold and we had our offer accepted! They have said that if they haven’t found in another month, they will go into rented! How often does this actually happen?!?

I know it's easier said than done, but try not to worry, 3 weeks is early days yet and completely normal. There aren't a huge amount of houses for sale at the moment so it can take a while to find something. We sold our house and it took us around 6 weeks to find somewhere but it's all good and going ahead now :) Sometimes people say they will go into rental and they do, and other times they change their mind, are you in a huge rush to move? I think the right house is worth waiting for and being patient :)

Three weeks is nothing! Most places won’t let you view til you’ve accepted an offer so they couldn’t start any earlier. Then when they find somewhere their vendor gets to start looking. Be prepared to wait. And everyone lies and says they’ll go into rented and never do…

Just make sure your buyers know about the chain; no one should be spending significant amounts on surveys, searches etc until your vendors have somewhere to go.

If your vendors don't find somewhere & decide not to go into rental, you don't have to move; you could ask your buyers to wait while you find something else, or go back on the market.

If your vendors don't find somewhere & decide not to go into rental, you don't have to move; you could ask your buyers to wait while you find something else, or go back on the market.

Our solicitors have told their solicitors about our timescales. Honestly, we really don’t want any other house. I just hope the vendors are true to their word! They said we need to give them another month to find their onwards - we will, and if they haven’t found they agreed to go into rented. I just sincerely hope they honour their word. Otherwise we will be stuck in our current house!

Try not to overly worry , our buyers are in rented as they did exactly that, sold without finding a place to move to so rented until they found somewhere they really liked ( ours )

What's the rush? If they take 6 weeks to find somewhere instead of a month, is it really worth losing the house over?

Im not sure what the market is like near you but here houses seem to be selling v quickly, buyers have a lot of competition and they may not be successful in the first house (or few hoyses) they offer on.

I know selling and buying is frustrating, but if its the house you really want, isn't it worth waiting slightly longer for (provided your buyers aren't going anywhere, of course).

We put our old house on market beginning September 2020 and didn't finally have the full chain sorted out and all able to move until 28 Jan 2021... and our chain was only three people long. Our buyers were in rented, our sellers moving into an empty house.

I think you just need to accept it's a big move, one of the most important and expensive purchases you make, and it may take time. Especially in the current property market where there's much less coming on.

You need to just relax about it taking a bit of time or you will be so stressed by the whole thing tbh...

I think you need to be patient and try and see things from their perspective. It would be really hard to have found somewhere, view and then offer in three weeks! The market is difficult enough as it is. It may take them much longer than that.

Without going into circumstances on here, we have made the decision to move and we need to move quickly now the decision has been made - for the benefit of our little boy.
I totally appreciate the seller’s position - entirely. However, I will be disappointed if they go back on their word and they have signed the TA6 form to outline that they don’t have to tie a purchase in.
The market is entirely different in my area (South East and South West London). Yes, there is very little stock on the market and they have been out looking BUT they never should have said they would go into rented and nor should they have signed the TA6 form. Had they had said otherwise we would still be out looking for other house and not mentioned a thing to our little one.

It really depends on why the vendors are selling. When we sold, we said we were moving in with family, so no chain. We did, but that's only because I was planning on leaving my EXDP, and the only way I could sever ties completely was to sell the house on exit. The whole process took 10 weeks.

If I'd had to rent for the 7 months it's taken for my "onward" purchase to go through, it would have cost me £17.5k, as family houses are in demand, both buying and renting.

Do bear in mind that your vendors may simply change their mind on renting once they see what they can get for their money. It's still early days in your process though, I'd give it at least a couple of months, given it'll take longer if you start again with another house.
