Help! Planning permission when replacing "extension"

Help please! This saga started when we decided we'd get a new front door, the fitter came along, started work and it quickly became apparent that the 30yr old single storey extension which it leads into was in a fairly poor state structurally and needs to be replaced.
The question is, can we just knock it down & replace it or do we need planning permission? We've managed to find a builder who has a good reputation who is satisfied that, as we're doing a like for like replacement (other than the door & window which we were already changing), we can just go ahead. We're sticking to the original plans (well, plus foundations and steels), original footprint and the same materials. That seems to make sense to me but all of the guidance I can find about permitted developments is all about new extensions & changes, not replacing existing one or about porches and, whilst we call this the porch, it's more substantial than that.

Not sure about planning but make sure you get building regs either way

As you are taking it down and rebuilding then it's essentially a new extension and you should check it against the permitted development rights. Planningportal.co.uk is probably a good place to start

You can have a short meeting with planners in most places for advice and in your situation I would do this. I actually found it incredibly helpful and they gave me some really good advice.
